HomeMy WebLinkAboutREVISED NOTICE 23073 Site Plan post and mail notice REVISED NOTICE OF A MASTER SITE PLAN AND PHASE 1 SITE PLAN APPLICATION This application is evaluated against the site plan criteria of section 38.230.100 of the Bozeman municipal code (BMC) and associated standards. Per 38.230.100.B, BMC, approval is granted if all criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. During the notice period the City will continue review for compliance with applicable regulations. Project Name: Current Landing Headquarters Application: 23073 This current proposal is to construct three commercial buildings on a 1.32 acre lot to accommodate the new location of the Madison River Tubing business as well as another as yet to be determined office establishment in the third building. The Master Site Plan (MSP) would be developed in two phases with the Madison River Tubing operation occupying the Phase 1-- 4,600 gross square foot (gsf) office building, 2,000 gsf storage building and 20 space vehicle parking areas for customers and employees. Phase 2 would provide another 4,900 gsf office building and associated parking lot for an as-yet-to-be-determined commercial office tenant. The applicant is also considering building apartments as the Phase 2 development with the residential buildings facing Fallon Street and Laramie Drive (see the conceptual drawing on page 2). The residential and office traffic would use the Fallon Street access point and bus traffic would be limited to the Laramie Dr. access points. The Phase 2 development, whether residential or office, would require a separate site plan application. It is expected that Phase 1 would begin immediately after MSP and Phase 1 site plan approval and Phase 2 would begin within a two- to five-year period. The Applicant would like feedback on the residential proposal.
