The purpose of this report is to provide a water network analysis for the existing and proposed infrastructure servicing the site, and to demonstrate that the proposed water network will provide adequate fire flow and potable flows for the proposed development. 1.2 Project Description The proposed Smart Foods grocery store is located within the city’s Pressure Zone 5125 (See Appendix) 1.2.1 Site Location and Land Use The project site is located within a shopping center that is zoned B-2, “Community Business”, on land that consists of asphalt paving and landscaping. The business development is bordered to the north by W. Beall St., to the east by North 15th Ave., to the south by Main Street, and to the west Harbor Freight Tools. A project location map (see below) has been included for reference. 1.2.2 Existing Facilities Water servicing the development will flow from the intersection of N. 15th Ave. and W. Beall St. through the 8-inch main that runs directly north of the proposed Smart Foods and south of W. Beall St. See Map below for map of existing water infrastructure and project location. 3 The city of Bozeman provided flow data for hydrant #249, which will be used to service the Smart Foods. 1.3 Water Planning Assumptions The following design criteria and general assumptions were made as part of the modeling and design process: · Node elevations were based on proposed finish ground surface and/or street surface elevations adjacent to the development. · Required fire flow was based on the 2018 International Fire Code (IFC). 1.4 Domestic Water Demand Domestic water demand was calculated based on the acreage of the site. The flow rates were taken from the City of North Las Vegas for commercial sites and will provide an estimate for the purpose of this study. 1. = 2.37 ∗ 3.0 !"= 7.11 2. $% &’( = 2.37 ∗ 4.6 !"= 10.9 3. , ,(’- ./0 = 2000 4 1.5 Fire Flow The fire flow demand required for the Smart Foods site was modeled per Table B105.1 of the 2012 IFC. The grocery store is a 22,022 square foot building (Type V-B construction). Table B105.1 therefore requires a fire flow of 4,000 gpm. Additionally, Section B105.2 in Appendix B of the 2012 IFC allows for a reduction of required fire flow of up to 50 percent, as approved, if the building is provided with an automatic sprinkler system. The Smart Foods building is fire sprinkled per Section B105.2. Therefore, a 50 percent reduction in required fire flow was modeled for the site, bringing the fire flow to a minimum 2,000 gpm. The fire flow requirement of 2,000 gpm was split among the building fire sprinkler system (700 gpm) and fire hydrant #249, located to the north of the Smart Foods building. 5 2.0 WATER SYSTEM NETWORK ANALYSIS 2.1 Methodology and Analysis Parameters The water network analysis completed for the Smart Foods development incorporates City of Bozeman criteria for both operational pressure and fire flow requirements. The onsite infrastructure has been designed to meet the minimum water pressure requirements for each of the following scenarios: · Maximum Day plus Fire Flow · Peak Hour The analysis was performed using EPANET Version 2 modeling software. Pipe velocities were designed to remain below twenty (20) fps during all scenarios. Friction losses for pipes 12 inches in diameter and smaller were accounted for utilizing a Hazen-Williams coefficient of 130. A maximum pressure loss of 27 psi was modeled for the 6” pressure reducing valve and the 2” pressure reducing valve that service the Smart Foods grocery store. 2.2 Water Network Layout A 6” fire sprinkler line will service the Smart foods grocery store. On this service line, there will be a pressure reducing valve to keep the pressure below 110 psi per the City of Bozeman standards. Similarly, a 2” domestic water line will service the Smart Foods grocery store and will be regulated with a pressure reducing valve to keep the pressure below 110 psi. See schematic EPA Net Layout below: 6 7 2.3 Modeling Results for Peak Hourly Demand Peak Hourly Demand – Links Peak Hourly Demand – Nodes 8 The above snapshots show that the pressure in the system will remain below 110 psi with the use of pressure reducing valves on each of the service lines to the grocery store. Additionally, the flows will remain well below the allowable velocity limits. 2.4 Modeling Results for Peak Day Plus Fire Flow Nodes Links 9 The above snapshots show that the pressure in the system will remain below 110 psi with the use of pressure reducing valves on each of the service lines to the grocery store. Additionally, it can be seen that the velocities will remain below the allowable limits. 10 3.0 Conclusion The results of onsite water network modeling demonstrate that the proposed infrastructure will provide adequate fire flow and potable flows for the Smart Foods grocery store. The proposed water system provides minimum required pressures during all scenarios and pipe flow velocities remain below 20 fps during the Maximum Day Plus Fire Flow scenario. Mikaela, When looking into the city design standards we ran into a question regarding the following. It mentions that “Fire Flow demand as determined by ISO (Insurance Services Office)”, generally we use the IFC code…. I am unsure what ISO is or what their code would be… Per IFC code our fire flow demand is 4,000 GPM (which with our building being fire sprinkled our minimum requirement cuts in half (or giving it a 50% reduction) leaving 2,000 GPM). Could you give me any further information about what ISO is or if we are correct in using IFC standard code? The picture below mentions what is referenced above. DSSP Fire Service Line)- At present there is no (form) per say detailing what is required for concurrent construction per city code, the code was recently updated and below is the interpretation/deliverables that we have been requesting at this time: o BMC 38.270.030.D – The applicant has requested concurrent construction for the public infrastructure with the project. In certain circumstances, the issuance of a building permit may be allowed prior to completion of the public infrastructure, provided that the following criteria are met:  Subsequent to preliminary plat or plan approval, a concurrent construction plan, addressing all requirements of this section, must be submitted for review and approval of the community development director in consultation with the city engineer and with a recommendation from the development review committee.  The following deliverables must be completed prior to concurrent construction approval: · The property owner must enter into an improvements agreement to ensure the installation of required infrastructure and other applicable improvements, to be secured by any security or securities found in section 38.279.080; · The developer must provide and maintain hazard and commercial general liability insurance; · The developer must recognize, acknowledge and assume the increased risk of loss because certain public services do not exist at the site; · The developer must execute a hold harmless and indemnification agreement indemnifying, defending and holding harmless the city, its employees, agents and assigns from and against any and all liabilities, loss, claims, causes of action, judgement and damages resulting from or arising out of the issuance of a building permit under this section; · The applicant must provide written approval from the fire department (Scott Mueller) that adequate fire protection services are available from existing hydrants, and water supply exists to meet needs during construction. · Please email Griffin Nielsen on if a Sewer Drainage report will be necessary for this submittal or if it will be a condition of approval. A sewer report will not be needed as the method used for the sewer calc. provided produces a peak flow that is generally higher than the DSSP/WW Facilities Plan method. This peak flow was run through the recently updated WW model and the proposed flows from the subject property are adequately handled by the existing sewer conduit system per the model report. · Please review the Stormwater Drainage Report (Grayson Smith will email this to you in a separate email.)
