As demonstrated in our landscape plan, most of the 10’ buffer requirement has been met. However, a small portion of this buffer does not meet the 10’ width requirement. Due to the limited square footage of this lot, we are not able to provide a full 10’ wide buffer along the entire width of the lot frontage. However, we have provided a landscape design that does meet the intent of this development standard which is to successfully mitigate the visual impact of the parking area along the landscaped street. Through the incorporation of a mixture of textures and foliage types (deciduous, evergreen, and flowering) as well as a variety of plant heights, we have gone beyond the minimum requirements and have successfully provided a visually interesting screen that diminishes the impact of the parking along Jamboree Way. Cotoneaster hedge, Alpine Currant and Saskatoon Serviceberry provide a thick, bold, and hearty, green deciduous foliage screen. While the Dwarf Korean Lilac introduces a seasonal flowering deciduous foliage, and the Feather Reed grasses contribute a textural change that can be experienced all year. Blue Arrow Juniper presents a vertical, evergreen contribution and the screen has been accented with landscape boulders that bestow an earthy solidity. At the south street vision triangle where limited plants are available that meet the height requirements, Walker’s Catmint has been combined with Blue Oat Grass to cap off this corner of the buffer with bristling, colorful, floral and feathered vegetation.
