Olive St. Bozeman, MT 59715 RE: Traffic Report—Remainder of Tract 6 & 10' Strip if Tract 7, Smith Subdivision (190527) Dear Lance, The study area is located at 5170 Durston Road, Bozeman, MT 59718. The property is currently zoned as R-4 and is on the south side of Durston Road. The surrounding properties also appear to be primarily residential. A trip generation table based on the ITE Trip Generation Handbook 9th Edition and a turning movement diagram for this development are included with this study. The lot consists of 51,401 square feet to be developed. The proposed project and associated infrastructure improvements include the installation of 2 four-plex residential buildings and the adjacent drive aisles and parking areas. There will be a total of eight 3-bedroom units and there will be a total of 24 parking spaces. There are no other current driveway approaches on either side of the road for this block of Durston besides the existing driveway for this property. As shown on the site plan,both proposed buildings will be placed on the west side of the lot. Also shown on the site plan,the property will be accessed from the north-east side of the lot from Durston Road via a proposed approach. The buildings themselves will be accessed from a driveway approach to Durston Road as depicted on the site plan. The proposed development will impact the surrounding area and roadway system by adding an estimated additional 60 trips per day. This includes 5 maximum hour trips in the morning and 6 maximum hour trips in the afternoon. This information is according to the trip generation table from the 9th edition ITE Trip Generation Handbook that is included with this letter. A majority (estimated at 65%) of the trips in the morning are to be expected making a right turn out of the property and heading east on Durston Road toward 19th Avenue.
