Oak Site Plan MOD, 22182 Building Information and Project Description: We are proposing a building to be constructed on an existing Pad Site D located at the corner of Oak Street and N 11th Ave. The proposed building is 2 Stories consisting of a primary brick volume and corner entry volumes clad in metal panels. The main level is 8,060 SF and the second level is 7,758 SF. Proposed are two entrances. The main NE corner entrance leads to an open staircase upstairs to the Braxton Development Office. The main level entrances allow for 1 or 2 tenant spaces. A second level outdoor deck has been designed over the main building entry to take advantage of the excellent views of the Bridger Mountains and of the rest of the development while also nodding to the outdoor decks featured on the other buildings. Entitlements for the site have already been approved through MOD 22182 and the following are currently under construction. - Parking Lots - Parking Lot Landscaping - Right of Way Sidewalks - Dumpster Enclosures. - Stormwater System Zoning Information can be found on the Cover Sheet. Informal Review Planning Comments and Response: Ref. #24 : Elevations and floor plans that appear to have been approved through the PUD for building D at 1001 Oak have been uploaded to the city documents and staff reports folder. Staff is working to determine if a MOD to or withdrawal from the PUD is required, or if plans may proceed as-is. A discussion Board post will be used to notify applicants of the determination. Per email from Claire Morrison on April 25, 2023 (attached in documents) – “A MOD will not be required…” and “Standards such as the high visibility street corner and block frontage will not need to be met.” The proposed building differs slightly from the original PUD suggested design from 2001 yet contributes to the existing character of the development. The proposed building utilizes similar building materials Page | 2 including brick and quality metals. Transparency is similar in quantity and quality to the original proposed PUD design. The building massing remains in line with the originally proposed plans submitted with the PUD (proposed is slightly smaller in footprint and square footage). This design plays off similar design elements including lower volumes accentuated with a building parapet roofline that is set back from the main entry and pedestrian volumes. We have maintained two entrances in similar locations to the originally proposed design, offering similar access and experience to the end user of the building and maintain the same connections to the overall site and neighboring buildings.
