Box 1230 Bozeman, MT 59771 Re: W Babcock Apartments Site Plan & NCOA Submittal | 812 W Babcock Ave. Thank you for this opportunity to submit a site plan and NCOA review for W Babcock Apartments. The proposed project includes the new construction of 45-unit multifamily housing development, with supporting shared amenity spaces, and 995 SF leasable commercial space at the street corner. Site developments will include enclosed parking garage, trash/recycling room, landscaping, and stormwater management. Project will be a 64,356.46 square foot five story building, comprised of four levels of Type 5B construction above a Type 1 concrete podium. Upper levels are of R-2 occupancy. Two interior exit stairs will provide egress from upper floors. Proposed improvements included the demolition of two existing structures. Reference 05_W Babcock_DEM app checklist for further information. The NCOA Submission Package includes an expanded narrative addressing the design guidelines and project design intent.
