Dear City of Bozeman: Please accept the following narrative as responses to design review comments regarding the Nexus Point MSP. These comments were received as part of Master Site Plan submittal. The City’s Engineer Department directed that these comments be addressed in the Nexus Point Phase II Site Plan Resubmittal #3. Unresolved Review Comments: Comment 7: DSSP II Drainage Policy. An update to the storm water plan is not included. The cover sheet with impervious areas is not included in this submittal but in the recently submitted Phase II site plan the new design resulted in 50% impervious area compared to the original Phase II estimate of 43% from the Master Site Plan. Demonstrate how this change affects the storm water plan for this site. Reviewer Response: Please see change marks on the Cover Sheet and Updated stormwater calculations. Applicant Response: The impervious areas were recalculated, and changes were reflected on the Phase II site plan and Master Site Plan Modification. The stormwater calculations were updated to use the recalculated impervious area value. Comment 11: Referencing 000 C0.0 Cover, this adds up to 19 Acres. Phase II went from 6.3 acres to 5.3. Is that the future phase – office? It still needs to be included in the overall site area. Applicant Response: Phase II has an overall area of 5.31 Acres. The cover sheets for the Phase II Site Plan and Master Site Plan Modification now display the same overall area and an updated breakdown of each phase’s impervious, roof, and landscaped area. Phase II includes no office space, this phase is proposed to have four multi-unit residential buildings, one with an attached café. Comment 12: Referencing 011 Updated Storm Calculations, from the original site plan to the MOD, the building sizes increased but the impervious area decreased. The areas on the cover sheet do not add up to the total area of the development. Phase II appears to no longer include the office buildings. Will those be in phase III? An updated phasing plan will be needed if so. Please include explanation in your narrative. Applicant Response: The overall, impervious, roof, and landscaped areas for the Overall Site and Phase II were recalculated and is consistent across the Master Site Plan Modification and Site Plan Phase II cover sheets. This recalculated impervious area is reflected in the included updated stormwater calculations. There are no office buildings proposed in Phase II, this phase includes four multi-unit residential buildings with an attached café.
