Based on the unit counts he provided and the attachments you provided, I have calculated that there would be approximately 280 bedrooms within the 158 apartment units. Our TIS calculated that there would be 784 bedrooms (persons) within the development. We used the ITE Trip Generation Report, 9"h Edition Code 220 which projected approximately 3.39 AWT trips per person with 0.27 trips/person in the AM hour and 0.37 trips/person in the PM Hour. The ITE Tri[s Generation Report, 11th Edition indicates that the Code 22 "Mid-Rise Apartments" rates are 2.28 trips/person is 2.28 with peak AM period being 0.22 and the peak PM 0.19. This indicates that the original rates are lower than the TIS rates and the number of bedrooms (persons) is significantly lower. Thus, the original TIS overstated the number of trips associated with this development. I have highlighted in yellow the trip generator calculations below from the future site plan. Attached above is as follows: • Institute of Transportation Engineers Common Trip Generation Rates (My email below shows the numbers I used from this document) • Your Gran Cielo Traffic Impact Study • Preliminary Block 14—Site Plan layout Can you confirm that we will be in line or less than the trip generation stated in the TIS report? Alicia, Attached above is a preliminary layout of the future Gran Cielo Block 14 Site Plan and the trip generation manual. Based off the Institute of Transportation Engineers Trip Generation Manual, 101h ED and using the total number of units, 158 (at full buildout),and using line item 221 Multifamily housing(mid-rise), a dwelling unit of 0.44 can be used. 158 units x 0.44= 69.52 trips at peak hour is calculated. Block 14 of Gran Cielo Subdivision is located South of Apex Drive and West of South 27th Avenue. Let me know if this is sufficient to waive a TIS or if one will be required for site plan submittal. Previously I would reach out to Taylor Lonsdale regarding this but in the past he has stated to route through the review engineer for tracking purposes. Could you pass along?
