Current constraints on the site: â ¢ 38.530.050.C and D. High visibility street corner and Gateway Sites. Stucky and 19th is designated a high visibility street corner, wherein: All development proposals located at designated high visibility street corners and gateway sites must locate a building or structure within 20 feet of the street corner and include design features that accentuate the street corner. Alternatively, the building could be configured with a corner plaza. Corner design features could include a cropped building corner with an entry feature, decorative use of building materials at the corner, distinctive façade articulation, a sculptural architectural element, or other elements that meet the intent of the standards. Figure 38.530.050.D below illustrates acceptable examples. â ¢ Stucky Rd. is designated a sewer payback SID â ¢ 19th Avenue is designated a streetlight SID â ¢ There is a one-foot no access easement along the 19th Ave. frontage â ¢ There is a Middle Creek Ditch along the 19th Ave. frontage and the Arnold St. frontage with a 28.5-foot irrigation easement along the 19th Ave. property line and a 20-foot irrigation easement along the Arnold St. property line â ¢ There is a building permit restriction on the Site per the subdivision condition of approval number 1. 2. REMU zoning standards per 38.330.020. a. B.1.c--Buildings must be oriented with front facades facing the street as specified in the block frontage standards of division 38.510. 4 buildings in the NW Quad along 19th Ave. do not face the street; 2 in the NE Quad along S. 17th do not face the street; and 11 in the SE Quad along S. 17th do not face the street in violation of this standard. 3. Snow Storage 38.540.020.M. Snow removal storage areas must be provided sufficient to store snow accumulation on site. Such areas may not cause unsafe ingress/egress to the parking areas, may not cause snow to be deposited on public rights-of-way, may not include areas provided for required parking access and spaces, and may not be placed in such a manner as to damage landscaping. All snow removal storage areas must be located and designed such that the resultant stormwater runoff is directed into landscaped retention/detention and water quality improvement facilities as required by the engineering department, or in compliance with the storm drainage provisions of chapter 40 article 4, and/or best practices manual. 4. 38.220.080.A.2.g.18. and 38.550, Landscape Plans. Please provide a landscape plan meeting these 005 T1.0 CIVIL TITLE SHEET.pdf 1. Multiple easements prevent the clubhouse building from being located within 20' of the street corner. A plaza space has been designed leading into the clubhouse building at the corner of South 19th and Stucky Road. Within the space, in regards to landscaping, we have provided outdoor seating, accent boulders, and attractive plantings to signify the entry from this high visibility corner (See Landscape drawings). The clubhouse design is intended to act as two mirrored bookends flanking an amenity pool. The design is such that will be noticeable from the corner and responsive to the closer street it is aligned with (Stucky Rd.) because of the offset. Clubhouse building plans and elevations have been provided (See Building SXL-A100-A201).2. The buildings referenced address this code requirement by having multiple facades that act as 'front facades' facing the street. These building designs satisfy all block frontage requirements, with the exception of transparency requirements in limited locations (see Departure Request section). In addition, buildings are rotated throughout the site to provide a diverse streetscape. Building plans and elevations have been provided in Architectural Drawings.3. Acknowledged. Additional snow removal storage areas have been provided. See Civil Drawings for snow removal storage areas.Info Only13 1 PlanningSusana Montana3/4/22 3:33 PMLibrary CommentBMC 38.510.030.E - Gateway block frontagesInfo Only14 1 PlanningSusana Montana3/4/22 3:33 PMLibrary CommentBMC 38.510.030.J - Special residential block frontage standards along sidewalks and internal pathwaysInfo Only15 1 PlanningSusana Montana3/4/22 3:33 PMLibrary CommentBMC 38.510.030.G - Other block frontagesInfo Only16 1 PlanningSusana Montana3/4/22 3:33 PMLibrary CommentBMC 38.540.050 - Number of parking spaces requiredSee summary of parking provided in Narrative (Section 7) Info Only17 1 PlanningSusana Montana3/4/22 3:33 PMLibrary CommentBMC 38.570.040 - Site lighting, standards for parking lot lighting, building entrances, car dealership lighting, service station or gas pump area lighting, and miscellaneous site lighting specifications.Acknowledged. This determination will affect how the waterway is treated. In general, a ditch can be piped with the ditch company's approval and an watercourse cannot be piped. 01_ProjectNarrative.pdf The City's Water Resources Group determined this waterway to be a ditch (see G Nielsen email dated 6/2/22). The watercourse is located within City of Bozeman ROW, which does not require Conservation District determination, but Fish, Wildlife and Parks instead (SP-124 permit).
