Project Name: North Wallace Apartments Project Number: AESI 22-058 Date: July 21, 2022 Re: Trip Generation MEMO DETAILS: The purpose of this memo is to outline the estimated peak trip generation for the residential site development of Babcock and Davis Addition to Bozeman Subdivision, W2 Lot 3 (428 North Wallace). Trip generation estimates for the proposed residential development are based on Trip Generation 9th Edition – Institute of Transportation Engineers (ITE). The approximately 0.3-acre site currently consists of a single-family home with a detached garage. The proposed site improvements will involve demolition the existing home and the construction of four (4) residential units. A duplex with 3-bedroom units, a 4-bedroom single family home, and a 1-bedroom ADU above the existing garage is proposed. Each unit within the duplex will be provided parking with an attached 2-car garage and an additional space in the parking lot to the east. The main home will use the existing 2-car garage and the two spaces in front of the garage. The ADU will have a designated parking space between the residence and the condos. Access for all structures is provided off North Wallace Ave. The land use for the proposed project is assumed to be a combination of Single-Family Detached Housing (Section 210 of ITE manual) for the main home and Residential Condominium/Townhouse (Section 230 of ITE manual) for the duplex and ADU. Table 1 provides a summary of trips generated for the single-family home based on one dwelling unit. Table 2 provides a summary of trips generated for the duplex and ADU based on 3 dwelling units. According to the ITE manual, the weekday A.M. and P.M. peak hour of the generator typically coincides with the peak hour of the adjacent street traffic. Therefore, only one A.M./P.M. peak hour, which represents both the peak hour of the generator and the peak hour of the adjacent street traffic, is displayed.
