Hi Shane, You’re spot on, impact fees are completely separate from CILWRs. You can point the developer to our Water Adequacy code secƟon (BMC 38.410.130) if that’s helpful. Here is a preliminary determinaƟon for the project. We’ll sƟll need to roll in the landscaping irrigaƟon demand once you have that info from your landscape architect. Also is there a plan for any other uses in the building outside of just the apartments (i.e. gym, pool, office etc.)? I didn’t see anything noted in the concept app. but just wanted to confirm. Finally, I just wanted to put a plug in for installing high-efficiency water fixtures throughout the project. This would help support the City’s water conservaƟon goals and reduce the future residents’ water bills going forward. We have been offering a CILWR rebate on similar projects that will commit to installing these fixtures, unfortunately with the exisƟng CILWR credit associated with the subject property I’m unable to offer the same rebate but I’m going to talk with our Water ConservaƟon division to see if any other incenƟves may be available if the owner is willing to commit. Let me know if you have any quesƟons. 2 Thanks, City of Bozeman MT Griffin Nielsen, PE| Engineering/Utilities Department D:406.582.2279 C:406.595.1598 gnielsen@bozeman.net From: Shane Strong <sstrong@wgmgroup.com> Sent: Tuesday, April 18, 2023 3:39 PM To: Griffin Nielsen <GNielsen@BOZEMAN.NET> Subject: FW: 2022_v1 Residential Impact Fee Estimator (1).xlsx CAUTION: This email originated from outside of the organization. Hi Griffin, I’m getting some water right coordination going for a site plan that just came out of CONR review. This is for project “23053 – 14th and Patrick CONR”, consisting of a 155-unit apartment building. I was discussing this with the developer today, and he sent me the attached impact fee estimator and was asking if that accounted for any CILWR. I told him that was completely separate but wanted to confirm that with you. Can you please confirm that the CILWR is completely separate from the assessed impact fees? Also, I wanted to go ahead and get you to generate a summary of the CILWR amount for this project. Again, it’s 155 units with the current bedroom breakdown as follows:  1BR = 67 units  2 BR = 43 units  3 BR = 45 Can you generate a CILWR estimate from this info? Let me know, and don’t hesitate to reach out with any questions.
