I want to use this email correspondence as a formal waiver request from the Engineering Department for a traffic study for the subject Site Plan project. As mentioned below, a TIS was generated for the approved Preliminary Plat for the PT Lands Phase 3 Subdivision. There is also a CBR application that has recently been approved, with a development master plan, which creates the lot for the subject site plan. Traffic generation numbers described below are provided again in the below table for your reference. Please advise of the Engineering Department’s decision regarding the waiver request. I wanted to follow up on a TIS comment we received for the subject site plan project in Bozeman. I’m not sure if there’s a peak traffic trigger for full TIS, but a quick estimate for the proposed land use is 57 peak AM and 61 peak PM traffic with 693 ADT. There was an approved TIS generated for the previous PT Lands Phase 3 Subdivision which was proposing a large hotel, civic/conference center and mixed commercial I believe for the overall subdivision. We’re a few years removed from that, but I’m not sure what, if any, mitigation was considered for that TIS. The developer immediately adjacent to the east (Virga) is proposing a similar multi-family development with several buildings with at least twice the number of units being proposed with the subject development. I was planning to prepare/submit a TIS waiver request but wanted to use this email to touch base and start the discussion on what the city is wanting to see on this topic. If we could, I’d like to get a copy of the TIS previously approved with the subdivision.
