The proposed project consists of 8 residential units that are proposed across 2 buildings. The two proposed buildings are planned to be constructed concurrently, and no phasing for the project is proposed. The total floor space of the two 3-story buildings is 22,784 square feet, including 2,768 square feet of garage space for the 8 units. The max building height is 39’-6”. Parking calculations require a minimum of 16 parking stalls, using 2 stalls per living unit, with 22 spaces provided. The site has been updated to reduce the number of total residential units to 8. This increased the landscaping area and provided an improved parking lot. Our responses to the Site Plan Review Comments are below, organized by REF #: 2. The water & sewer usage calculations have been updated to include fire. 3. The buildings have been redesigned to only include 8 total residential units in order to meet the density limits on the property for rowhouses. 4. The project has chosen to follow the rowhouse criteria. The entrances from the center parking area have been enhanced by increasing their size, covering them and adding landscaping in front of the patio. The useable open space has also been addressed. The calculations are detailed on sheet I-1. 5. Apartments limited criteria is no longer applicable. 6. The transparency facing Warbler and Catalyst have been updated on the elevation drawings. 7. Apartments limited criteria is no longer applicable. 8. The AC units, screening fence, bike parking and meters have been shown on the landscape plans. 9. Bicycle parking has been shown on the landscape plans. 10.
