I think I got clarification 2 years ago when we started the work on Bridger Skyline and didn’t remember. It’s not a trail but a shared use pathway. That provision only applies to trails in parklands. The community first griffin place (food bank/shelter) site plan (approved) will provide a covered bus stop within 800’ of this property. Can you please confirm we can utilize the 10% parking reduction for this stop? (applicant question #4) a. See Ref. #45 for more details – you may utilize this parking reduction, but must demonstrate the distance and the service availability based on code. Additionally, the bus stop must be in place prior to occupancy of the building. 2. Review comment 11 (confirm if this use is consistent with subdivision TIS)– Is the city in possession of the mentioned Traffic Impact Study and if so can you please share it with me? a. I have cc’ed Alicia who can provide this information. 3. Review comment 37 (public trail/park setback) – more just curiosity on my end: is the path along manly considered a trail? Otherwise I’m a little confused on how this applies? a. Yes, I think so but I didn’t apply it to The Bridger Skyline project so I’ll double check this with Brian tomorrow. My comment to do a departure was to correct this to be in conformance with the development to the north. 4. I spoke to Russ at solid waste and we determined we will need to use trash tubs instead of dumpsters at this site. He stated enclosure requirements for tubs vary from planner to planner – can you please confirm whether or not a full covered enclosure it required for tubs? a. A full covered enclosure is required for tubs in this location. If we allowed for a dumpster enclosure that the dumpster is pulled out of you would be required to have the pad in front of the enclosure heated, and a cover on the enclosure. I’m hoping you could review the attached site plan and let me know if this looks generally workable to you. To refresh your memory – we discussed using the 450 GA tub and the need for the truck to back up into the parking lot for pickup as we cannot accommodate a turnround with such a small site. Does this look ok to you? Also – is there a possibility that we could use a dumpster in the same location that could be rolled out for pickup once the truck has backed in? (we know we would need to provide concrete in front of the enclosure…) Let me know if it’s better to discuss via phone.
