Traffic Summary
The site was originally contemplated as “Industrial Park” with an estimated 21,000 square feet of building
coverage. This results in an ADT of 146 trips, with 12 peak hour trips. The proposed site is still classified as
“Industrial Park”, but has 36,098 sf of building area which results in 252 daily trips with a peak hour of 21
trips.
Per Figure 12 of the MMI Traffic Impact Study for Park Place Industrial Park (now known as Nelson
Meadows), the intersections in the area have adequate capacity at full buildout with acceptable LOS, with
the exception of the intersection of Nelson Road and Frontage Road. This intersection is expected to exceed
acceptable LOS upon full buildout of the subdivision with a total ADT of 9,729 trips. The 106 proposed
additional daily trips will be a 1% increase in traffic at this intersection and does not significantly change the
recommendations of the traffic impact study.
