HomeMy WebLinkAbout2977-2973 Fen Way- Project Narrative2977-2983 Fenway Bozeman, MT 59718 02-22-2022] PROJECT NARRATIVE Bozeman Community Development Department 20 East Olive St Bozeman, MT 59715 Dear Community Development, We are pleased to present a revised development based on the initial SP review and subsequent SP review comments from 9/16/2021. This project will consist of (3) identical Triplex structures and (1) duplex structure, to be built on (2) existing lots within the Cattail Subdivision, namely phase 2 Block 12, Lots 4A and 4B. Each triplex unit consists of (3) bedrooms, 2.5 baths totaling 1,247 square feet of gross living space plus 429 square feet single car garage. Each Unit will have a total of (3) off street parking spaces, 1 within the garage and 2 within the driveway. The overall height of the structure(s) is approximately 36’8” above average adjacent grade. The overall site plan, building form and design has considered both the Cattail HOA Design Guidelines which was already approved on October 21, 2021, and the current City of Bozeman UDC. The proposed site plan heavily incorporates outdoor green spaces to provide sense of privacy, separate yards and the increased potential for social interaction typically not fount within the current development of the multifamily units of this subdivision. We have had several communications with your department over years of planning this project. Please let us know anything you still need from us to finalize this process.
