HomeMy WebLinkAbout033-Concurrent Construction Plan Synergy Engineering and Konsulting CATTAIL DUPLEXES CONCURRENT CONSTRUCTION PLAN Submitted: August 2022 The applicant has requested site plan concurrent construction for the Cattail Duplexes as described in the Site Plan Checklist. The developer proposes concurrent construction of on-site infrastructure and proposed buildings. The infrastructure and buildings proposed are shown in the construction plans. City streets, water mains, and sanitary sewer mains exist to the east of the development as shown on the construction plans. Sewer and water main extension infrastructure will be installed as part of the Cattail Duplexes project. This construction will meet the following requirements specified by the Bozeman Municipal Code Sec. 38.270.030.C.c.1: 1. On site extensions of water main and sewer mains will be dedicated to the public. The extensions will be located wholly within publicly held easements or rights-of-way; are the subject of an irrevocable offer of dedication to the City upon completion of the project; the development is under the control of a single developer who will retain control of the entire project until final completion; and all work will be under the supervision of a single general contractor; no subdivision of land is involved. 2. Adequate fire protection services will be available during construction from existing hydrants and existing water supply. 3. Approval of the final engineering design, including location and grade, for the infrastructure project must be obtained from the engineering department, and the Montana Department of Environmental Quality, when applicable, prior to issuance of any building permit for the development; and 4. A certificate of occupancy must not be issued until all on-site and off-site water, sewer, stormwater, and street improvements necessary to serve the site are installed and accepted or approved as applicable by the city. The proposed residential buildings and proposed public infrastructure in this development have been submitted for review. Schedule and Construction Management Plan The project proposes 4 residential buildings. Construction is anticipated to begin in September of 2022 and to be completed in mid-2023. Certificate of Occupancies are anticipated to begin in May of 2023. The material storage and equipment staging area will be within the project site as shown in Appendix A. This location will be used for material and equipment storage. An onsite construction trailer is not necessary for a project of this size as the general contractor is local and has an office nearby. Parking Synergy Engineering and Konsulting will be offsite along the Fen Way right-of-way. The construction access for this site is shown in Appendix A. Any fenced or gated areas will be kept locked with knox locks. Construction access for the project will be off Fen Way. In addition, any damage to Fen Way would be repaired prior to the completion of the development. Emergency Services The ingress/egress driveway access shown in Appendix A will be made available before construction begins. The driveway access will be via Fen Way. An existing fire hydrant is located on the site off Fen Way. This hydrant in combination with road access will provide fire protection.
