Box 1230 Bozeman, MT 59771-1230 Re: Boulder Creek Apartments Phase 2 - Site Plan Application COB#: 21288 MMI#: 4192.025 Dear Danielle: The following Site Plan application is for the development of the Boulder Creek Apartments Phase 2 to be located on Lots 3 & 4 of the Boulder Creek Subdivision Phase 1. The property includes 2.47 acres zoned R4, the proposed development will be two 18-plex apartment buildings and one 12-plex apartment building. The buildings will be 3 floors with the 12-plex and the 18-plex having an approximate gross floor area of 12,996 SF and 19,494 SF respectively. Both the 12-plex and the 18-plex will be 38’ tall. The full buildout of Lots 3 and 4 will require 96 parking spaces. Parking will be provided with 92 spaces on site and 4 spaces along Abigail Lane. The site will not have any materials adverse effect upon the abutting property. The site does not have any special requirements to protect the public health, safety and general welfare. This project went through the City of Bozeman’s site plan review process in August of 2021. Responses to the site plan application DRC and engineering comments are included in this application.
