HomeMy WebLinkAbout013 Eastlake MOD Narrative June 2, 2023 Ms. Lynn Hyde City of Bozeman 20 East Olive Street Bozeman, MT 59771 Reference: Site Plan Modifications to Approved Master Site Plan for Eastlake Professional Center Subdivision Dear Ms. Hyde, Please find below a summary of the Master Site Plan modifications for the Eastlake Professional Center Subdivision The following revisions are applicable to the Master Site Plan referenced above: Site Revisions: • The previously approved site plan included three lots and three separate development sites. The development plan now includes two lots with two separate hotel buildings. The two hotel buildings would be constructed in phases. The west hotel building (Phase I) will be 107 rooms and the east hotel building (Phase II) will be 106 rooms. An amended, exempt plat has been submitted under a separate application to modify the plat from three lots to two lots. As a result of the development plan change, the following items have changed in the approved master site plan: o Existing access easement locations have been modified. The previously approved north- south access road has moved to the east, including the approach location on Honor Lane. The previously approved east-west access location has been removed. An updated traffic study has been submitted that shows no material impacts to traffic operations in the area. o Existing utilities will be abandoned in place and will be replaced with new utility mains. The design of the mains has been included in this site plan modification submittal. o Other design features, including, but not limited to landscaping, sidewalk locations, street light locations building access points, parking layouts, dumpster enclosure details, and parking locations have been modified to reflect the new master site plan layout. Architectural Revisions: • The previous site master plan including plans for three, separate office buildings. The site plan modification includes plans for two hotel buildings. Floor plans, elevations, building sections and material palate selections have been included in the site plan modification submittal. To provide further clarity, this narrative is provided as a supplement to the previous master site plan submittal. After conversations with the City, this submittal will be revised to a master site plan modification. The above changes reflect modifications to the site plan. Furthermore, additional documents are being provided with this re-submittal addressing City comments received on the previous submittal.
