Stiff Professional Building PO Box 1230 Attn: Karl Johnson RE: May Fly Townhomes Traffic Impact Letter Bozeman, Gallatin County, Montana Dear Karl: The purpose of this letter is to present an analysis of one of the access points into the May Fly Townhomes development off of Laurel Parkway. The intersection is located approximately 110 feet south of the intersection of Laurel Parkway and May Fly Street. City of Bozeman standards require that this access be 150 feet away from this intersection; however, the analysis provided with this letter we will show that the intersection will function safely as it is currently designed. As a part of a larger study (Urban + Farm Major Subdivision), traffic data was collected to analyze the traffic system as a whole in the surrounding area. The intersection of Laurel Parkway and the access road into the May Fly Townhomes will be internal to the Urban + Farm Commercial Subdivision and this letter will present only the data necessary to show the serviceability of this intersection. A trip generation estimate was performed for this development and is enclosed in Appendix A. The trip generation analysis was performed using generation rates found in the Trip Generation; 10th Edition published by the Institute of Transportation Engineers (ITE) for estimating average vehicle trip ends based on Land Use Code 220 – Multifamily Housing (Low-Rise). The May Fly Townhomes development is projected to generated 454 average weekday trips as well as 29 weekday AM and 35 weekday PM peak hour trips. Enclosed with this traffic letter in Appendix B is a set of figures to display the traffic data and results of the analysis performed at the intersection of Laurel Parkway and the access road to the development. The level of service for the intersection was analyzed at the volumes anticipated at the development horizon of 2024. Below is a table displaying the results of the performed analyses: Traffic Operations Summary for 2024 Total Traffic Intersection Time Period Movement LOS Laurel Parkway & Access Road AM WB A Laurel Parkway & Access Road PM WB A The intersection of Laurel Parkway and the access road will be designed as a right-in-right out only with stop-control for westbound traffic. The raised median on Laurel Parkway will remain to restrict left turn movements for both southbound and westbound traffic. The volume of traffic at this intersection is anticipated to be very low and the level of service will achieve an A for both AM and PM time periods. With low speeds in the area, bike lanes, and sidewalks already provided, the intersection as currently designed will operate well within acceptable levels and minimal delays will be experienced by all modes of transportation.
