The following is in response to your comment letter following the pre-application submittal for this project: Reference #1: Noted, pedestrian corridors will include a city standard sidewalk, trees and ground cover designed to create an inviting & safe walkway. Reference #2: Noted, any lot that does not have street frontage will face the proposed pedestrian corridors. The landscape sheet includes a proposed path for the sidewalk with connections to the front of each lot. Reference #3: Noted, all utilities will run through the proposed alleys and not through the open space lots. Reference #4: Noted, no response necessary. Reference #5: Noted, no response necessary. Reference #6: Noted, no response necessary. Reference #7: Noted, no response necessary. Reference #8: Noted, no response necessary. Reference #9: Noted, no response necessary. Reference #15: Noted, street boulevard tree locations are included on the landscape sheet as required. Reference #16: Noted, pedestrian rights of way include a 5 ft wide sidewalk and landscaped elements. Reference #17: Noted, no response necessary. Reference #18: The water main will no longer be run through the open space lot, see the included preliminary plans. Reference #19: Noted, all existing 2-inch water services will be utilized while the 4-inch fire services and 8-inch main stub will be terminated at the main. Reference #20: All existing sewer mains will now be utilized in some form; therefore, no sewer main termination will be necessary. Reference #21: The storm water plan is shown within the preliminary plat submittal as well as the stormwater engineering report. Reference #22: Noted, a parkland tracking table is included on the landscape sheet. Reference #23: Noted, no IILP are proposed for this project. Reference #24: Noted, see the included plans for the existing utilities and drain tile. Reference #25: See the overall layout, there are no proposed dead-end roads (alley connections to the surrounding roadways), thus turn arounds are not necessary. Reference #27: There are no proposed dead-end roads, thus turn arounds are not necessary. See the overall lot layout for the alley connections to the surrounding roadways. Reference #28: Noted, with the new sewer alignment, no easement is necessary/ Reference #29: Noted, the existing water main stub in May Fly will be abandoned at the main. Reference #30: The proposed western trail will have proper lighting, striping, and ADA ramps for the mid-block crossing. Reference #31: Noted, and agreed. Reference #34: Noted, we are working with HDR & Norton Ranch for the design & construction of future NRLS upgrades. Reference #35: Noted, the full TIS is included with the application.
