The primary building entrance faces the internal drive circulation and parking, however, the entrance is located on the building corner with closest proximity to the street. The entrance will also be fully visible from traffic entering the site from the primary path of travel to the site. We are also providing a sidewalk connection to the street. BMC Sec. 38.520.070.C.2. Trash Enclosure Screening We are requesting a departure from BMC Sec. 38.520.070.C.2. We are providing screening to the open space as well as 3’ of grass landscape screening behind the enclosure. The way the site is oriented, this is the only logical place for the enclosure. The front of the enclosure needs to remain open for truck access. The screening adjacent to the open space will help soften the front of the enclosure. The enclosure is also in the farthest removed location from the street to help minimize the impact of the enclosure. BMC Sec. 38.520.060.B.1.b We are requesting a departure from enclosing the ground level private outdoor space with a fence of a 32” tall hedge. There is only one residential unit so ensuring it maintained as “private” is not an issue. The location of the open space and small size of the open space is not conducive to enclosing the space. It will be an area with a picnic table and a little landscaping – the size does not provide opportunity for additional usage. We are providing more than the required amount of ground level space as well as a sitting balcony to provide additional outdoor sitting space.
