HomeMy WebLinkAbout22188 Graf St final PP Approval LetterPage 1 of 1 April 24, 2023 transmitted by Project Dox only Graff Apartments LLC, Will Ralph RE: 2131 Graf Street Minor Subdivision Preliminary Plat, a minor subdivision of Lot 2 of Minor Subdivision 235, Application No. 22188, addressed as 2131 Graf Street located at the northwest corner of S. 19th Avenue and Graf Street in the NE ¼ of S23, T2 S, R5 E, P.M.M., City of Bozeman, Gallatin County, Montana. Dear Applicant: On February 7, 2023, by the Mayor’s signing the Findings of Fact and Order staff report, the Bozeman City Commission conditionally approved your application for a minor subdivision preliminary plat (PP) to divide the 25.99- acre subject property into five (5) lots. The Commission agreed that, with a condition and seven code provisions, the PP application would meet the criteria established by State Stature and the Bozeman Municipal Code (BMC). Therefore, the application was approved with the condition and 7 code provisions noted in the Findings of Fact and Order staff report. Please note that pursuant to BMC 38.240.160.A.3, as a multi-phased subdivision, you have a maximum of three years following the approval of the PP to submit and have an approved Final Plat covering the entirety or one or more phases of the subdivision development. The date of approval of the PP is the date the Mayor signed the Finding of Fact and Order (FOF) staff report. The signed FOF staff report has been uploaded to the City Documents folder in the 22188 Project Dox file. Note that Section 7.H of the FOF staff report describes an appeal process should you object to the Commission’s actions or orders.
