Church COA Project Narrative The goal of this project is to build a single-household dwelling on the back portion of the lot described as: ROUSE 2nd ADD, S07, T02 S, R06 E, BLOCK E, LOT 3, & N2 LOT 4, PLAT C. Property address is 308 S. Church Ave, Bozeman, MT 59715. Owners Jayson Gill and Lisa Laird currently reside at 308 S. Church Ave. and would like to build another house on the lot along the alley. The new single-household residence will have a 3 car garage and shop space on the ground floor, along with a bathroom and laundry/mud room. The second floor consists of two bedrooms, a kitchen, living room, and bathroom. Parking requirements for both the existing two bedroom house currently on the lot (2 spaces), and for the new two bedroom house to be built (2 spaces), would be fulfilled by the on street parking in front of the current house (1 space) combined with the new garage (3 spaces), and additional stacked parking space in front of the garage. The garage is configured to allow separate parking for each house. Currently, the back end of the lot where the house is to be built is used for parking and storage, and includes an old, unused garden area. The addition of the new dwelling will be adhering to the city’s desire for urban infill, make the best use of the large 9090 square foot lot, and improve the character of the neighborhood with an attractive new dwelling. The owners currently do not have a garage on the property, so it will allow some space for protected parking and storage, as well as provide another downtown single-household dwelling. Historical Information The historical inventory information for the existing residence notes that it is not a historically significant structure. Adjacent properties, likewise, are not of historical significance, and therefore not adversely affected by the introduction of a new residence in this location. The design and character of the new house is in keeping with the historical character of the neighborhood. The overall design is less ornate than some along S. Church, but is appropriate for its location along the alley and incorporates some of the architectural features of the existing house. Materials used are similar to existing materials in the neighborhood, and consistent with the newer approved homes recently constructed in the neighborhood. Existing Zoning, Site and Building Conditions, Adjacent Uses, Available Utilities The lot at 308 S. Church Ave. is zoned R-2 and meets all lot area and width requirements for building a second single-household dwelling on the lot. Street access has been provided for the new house, as well as new city services from Church. The lot is adjacent to a 4 plex apartment building (immediate neighboring lot to the South), kitty corner to a duplex (corner lot south of E. Curtiss and east of S. Wallace), and shares an alley with Magpie Guest House. 308 S. Church Supporting Comments “I totally support you building something.
