HomeMy WebLinkAbout22390 & 23020 Notice NOTICE OF A MAJOR SUBDIVISION PRELIMINARY PLAT AND A MASTER SITE PLAN APPLICATION These applications are evaluated against the subdivision preliminary plat criteria of BMC 38.240.130 and State Statutes and the master site plan criteria of Section 38.230.100 of the Bozeman Municipal Code (BMC) and associated standards. Per 38.230.100.B, BMC, approval is granted if all criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. During the notice period the City will continue review for compliance with applicable regulations. Project Name: South Range Crossing Major Subdivision Preliminary Plat and Master Site Plan Application: Preliminary Plat: 22390 and Master Site Plan: 23020 Summary: Project 22390 is a 5 Phase, 97-lot major subdivision of a 38.4-acre parcel. The 97 lots consist of 8 commercial lots, 71 residential lots, 9 open space lots, 5 stormwater management lots and 4 park lots. Public streets and trails would be provided. The residential lots would be developed as both for-sale townhouses and rental “cottage” detached homes. The 7 commercial lots would provide approximately 41,500 gross square feet (gsf) of space for neighborhood-serving businesses, along with a parking lot in the center of this commercial node. The Master Site Plan (MSP), Project 23020, would provide 54% of the lot, or 19.31 acres, as residential development in two types of housing: single-household detached dwelling units and townhome dwelling units. The total number of dwelling units is not known at this time. The Applicant is providing a 3.76-acre commercial center in the northwest corner of the Site which could accommodate 41,500 gross square feet (gsf) of space. The MSP Site would provide 2.72 acres of common open space, 3.84 acres in public parkland, and 0.47 acres of grassy stormwater detention ponds at various locations throughout the Site.
