I would wait until adequacy is determined before you submit the concurrent review applicant to Ross for approval and any building permits. Updates on other outstanding questions from our meeting last week Friday, January 13, 2023: · Garage dimensions – the garages that have the utility room encroachment would have to be for only one car as the dimensions for the two car garage must be met. I can still accommodate the internal columns protrusion as this still meets the minimum 22’ x 20’ required. · The gear garage o the redesign is very authentically appeasing and I do believe that the façade transparency departure can be met with the alternative design, so in the resubmittal, please include a narrative for the departure and denote who the criteria is met which is - Façade transparency. The proposed alternative design treatment of façade area between ground level windows provides visual interest to the pedestrian and mitigates impacts of any blank wall areas. No less than 40 percent of the façade between 30 inches and ten feet above the sidewalk may be approved with a departure; o From the articulation perspective, this appears to be met with the use of a faux entry, use of weather protection features and other elements in the design that reinforces the human scale of the building.
