This is supplemental information to the requested departure narratives included in the memorandum issued by Morrison Maierle on July 29th, 2022. The memo includes a summary of the project narrative and requests for departure for the proposed
development located on Tract 1 of Certificate of Survey (COS) 1256A located in the
Northeast one-quarter of Section 2, Township 2 South, Range 5 East in Gallatin County, Montana. Requested Departure Narrative:
5. Sec.38.510.030.C - Block frontage standards: Landscaped block frontages. In order to maintain the design intent for the Gear Garage building as a vintage reclaimed barn, the design team is requesting a departure from BMC 38.510.030.C
landscape block frontages along the building west façade facing N25th Ave.
The façade design has been revised to allow for elevation treatment variations by including a reclaimed-wood barn door, canopies, vintage lighting along with ample landscape frontages to breakdown the massing. More than 25% transparent area is
provided on the south façade to emphasize clear pedestrian connection to the amenity space.
