HomeMy WebLinkAbout22047 Notice 4 - Limited Scope LIMITED SCOPE - PUBLIC NOTICE SITE PLAN APPLICATION The public notice has been reopened with a limited scope to ensure adequate opportunity for public to comment on recently submitted information and correspondence. The applicant submitted new information due to public testimony received during the public comment period and the City has discovered an additional document regarding the Final Sundance Springs PUD that will be used in the City’s review of this application. This is a limited scope public notice period intending to receive public testimony on only new information available since the end of the previous public comment period on December 13, 2022. Project Name: Sundance Springs Subdivision Phase 1B, Commercial Lot 2 Application: 22047 Summary: A proposal for the development of a vacant lot with two commercial buildings. The property is part of the Sundance Springs Subdivision and Planned Unit Development (PUD). It is zoned as a B-1 commercial lot. The proposal is for two, two-story shell commercial buildings, totaling 8,500 sf of commercial spaces. No specific uses of the shell commercial buildings are proposed at this time. The proposal includes required parking, infrastructure and open space. Departures were requested to place the building along the southeastern property line rather than the public right of way of Little Horse Drive. New information on which the City will accept public comment includes: • Document: Sundance Springs P.U.D. Findings of Fact and Order associated with file P-0042 Sundance Springs Southeast Major Subdivision Final Plat. Located within the folder titled "Misc Important". • Supplemental application materials submitted on 2/7/23 by applicant regarding the north property line setback, architectural and lighting plans, and removal of a departure request for parking adjacent to a street corner. Per 38.230.100.B, BMC, approval is granted if all criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.070.B, BMC, issues not raised during public comment period may not be raised on appeal. During the notice period the City will continue review for compliance with applicable regulations.
