Taylor, After reviewing the Institute of Transportation Engineers Trip Generation Manual, 10th Ed in more detail. I see that I could have also calculated this based off units. 42 total units consisting of 0.44 for General Suburban/urban equates to 18.48 trips at peak hour. Sorry for any confusion. Upland Way Condominiums is a proposed residential condominium development located in an R-4 (Residential High-Density District) zone property located on 2775 Baxter Lane in Bozeman, Montana. The project will be located on a approximately a 2-acre parcel and will consist of two buildings. The buildings will consist of 9-1 bedroom units and 12- 2 bedroom units for a total of three stories high. The total floor area of each building will be 9,801 square feet (first floor), a total of 19,602 square feet for both buildings. Using the Institute of Transportation Engineers Trip Generation Manual, 10th Ed. (see attached) the number of trips per 1,000 SF of gross floor area of line item 221, MultiFamily (mid-rise) is 0.44 for General Urban/Suburban. 2-Bedroom unit equates to 1,388 SF and a 1-bedroom unit equates to 1,076 SF (6), 712 SF (2) and 1,223 SF (1). 9 - 1 bedroom units = 9,103 SF (6 x 1,076 + 2 x 712 + 1,223) and 12 – 2 bedroom units = 16,656 SF (12 x 1,388) for a total of 25,759 SF. This equates to 11.33 trips during the peak hour [(25,759 SF / 1,000 SF) * 0.44 trips per unit)] The total peak hour trip generation for the residential development equates to 11.33 trips. Due to the low number of trips during peak hour and the relatively small size of the project, we are requesting a waiver for completing a traffic study.
