We are working on a site plan for the development of Lot 19, Block 4 of Nelson Meadows Subdivision and need you to confirm/calculate the cash-in-lieu of water rights amount. The project is a mixed use proposal with ground floor industrial/office and upper floor residential…attached is the current draft of the site plan. The water usage is projected as follows: Estimated Average Daily Water Flow per unit Residential Flows 1 dwelling unit @ 2.11 persons per dwelling unit 170 gallons/day/capita water flow (1 dwelling unit)(2.11 )(170 /day) = 358.70 gallons/day Residential Industrial/Office Flows 2 employees @ 15 gallons/day/employee = 30 gallons/day Industrial/Office Total Average Daily Water Flow 7 units((358.70 + 30) /unit) = 2,720.90 gallons/day Average (1.89 gpm) Maximum Day and Peak Hour Demands Peaking Factors (from City of Bozeman Design Standards, dated July 2017): -Maximum Day Demand (Peaking Factor = 2.31) -Maximum Hour Demand (Peaking Factor = 3.00) Maximum Day Demand = 2,720.90 gpd x 2.31 = 6,285 gpd (4.36 gpm) Peak Hour Demand = 2,720.90 gpd x 3.00 = 8,163 gpd (5.67 gpm) In addition, the landscape designers have estimated an irrigation demand of 98,000 gallons of water per year.
