HomeMy WebLinkAbout030_Special Use Permit Narrative February 8, 2023 Ms. Danielle Garber, ThinkOne, on behalf of our client, Trinity Church, requests a Special Use Permit to allow a “Community Center” on our client’s property (701 North Ferguson Ave.). The parcel is currently zoned as R-2, however there are two adjacent faith communities as well as multiple schools in the area. Ultimately, we feel this property is well suited for a Community Center/Church given its size and proximity to two major roadways (Durston Rd. and Ferguson Ave). Trinity Church will be a civic anchor in Bozeman’s ever- growing west-side. Trinity Church is a well-established faith community, originally founded as “Gallatin Valley Presbyterian” in 1991. Over the past thirty years, Trinity Church has grown significantly, currently averaging over 500 attendees every week. In addition to their weekend Church services, Trinity has an active Youth Group, Bible Study and holds regular ministry conferences. Phase One of Trinity Church’s masterplan includes their “Ministry Center”, which is a multi-use facility with staff offices as well as a dedicated Youth Center and large Ministry Center for small gatherings (Bible Study, funerals, community events, etc.). As part of Phase One, Trinity Church intends to build a 10ft. wide multi-use asphalt path to provide a safe path to neighborhood schools as well as connect to the Flander’s Mill neighborhood to the North. This is an asset for the neighborhood, but also the larger Bozeman community. Phase Two will expand the currently proposed facility to include classrooms, a fellowship hall, nursery, kitchen and large sanctuary space. Phase Two is intended to begin 5+ years after the completion of Phase One. With the addition of Phase Two, an additional egress will be added, aligned with Kimball Street to the South. This will provide two points of egress into/out of the property. Trinity Church is a long-standing faith community in Bozeman, looking to plant roots for generations to come.
