HomeMy WebLinkAbout028_Departure Request - Block Frontage February 08, 2023 Ms. Danielle Garber, ThinkOne, on behalf of our client, Trinity Church, requests a departure from Bozeman Municipal Code Section 38.510.030.C for Block Frontage. Per Section 38.510.030.C, Landscape Block Frontage “requires building entrances be visible and directly accessible from the street”. Due to the location of our project (Corner of Durston Rd. and Ferguson Ave.), limited pedestrian traffic is expected. Additionally, Ferguson Ave is becoming a busy “Collector” street as it’s a main travel path for neighborhood schools as well as a major connection from West Bozeman into downtown. As a multi- generational facility, our recommendation to our client was to enter from the North with access directly from the proposed parking lot. From a design perspective, we intentionally emphasized the Main Entry with a large gable form with a custom steel truss. This grand entry along with significant entry glazing clearly identifies to the public the location of the Main Entry. Based on the limited pedestrian traffic, high vehicular traffic and residential zoning (R-2), we kindly request a departure from Section 35.510.030.C.
