RE: Trinity Church – Ministry Center – Phase One
Narrative for Pre-Screen Corrections
Thank you for your pre-screening comments. Please see our responses to the six items below:
· Incorrect Naming Protocol
o All Drawings and Documents have been re-named without the date as requested.
Additionally, a (3) number preface has been added in-lieu of (2) numbers.
· Document Orientation
o Documents 007 and 008 have been rotated.
· Traffic Study
o Per our Informal Review, we discussed the need for a formal Traffic Impact Study. Since
the scale of this project is considerably smaller than the overall Phase 2 development, it
was deemed unnecessary for Phase 1. In lieu of the Traffic Impact Study, Engineering
requested a Phase 1 usage document explaining how many people are expected and at
what times throughout the week. Please refer to Document 013 “Phase 1 Usage
Estimate”.
· Water Rights
o Please refer to Document 011 “Water Engineering Report” – Pg. 5./Table 1 Estimated
Sewer and Water Use and Demands for Phase One and Two.
· General Civil Plan
o Please refer to Drawing 009_C1.1 Site Plan for General Civil Plan. Detailed Civil Site
Plans are shown on Drawings 010-012.
· Utility Plan
o Please refer to Drawings 013_C2.0 Water Plan and 015_C3.0 Sewer Plan for Utility
Plans.
