For calculating net residential density, the following formula applies: D = du A- (c+i+s+a+d) Where D = Residential density du = Total number of dwelling units in project 16 A = Total site area (acres) 11.87 c = Total commercial land area (acres) 0 i = Total industrial land area (acres) 0 s = Reserved but undedicated school or park sites (acres) 0 a = Street, public or private, rights-of-way and transportation easements (acres) 1.11 d = Dedicated parklands, conservation easements, or common open spaces (acres) 7.88 D= 16/11.87-[(0+0+0+1.11+7.88)]= 16(11.87-8.99)=16/2.88=5.56 Net Density 2.88/16 units= 5.56 net density (at least 5 is required for R-1)
