RE: Agricultural Review of the proposed Minor Sub 407C in Gallatin County, October 2021
The purpose of this memo is to document agricultural land use on the subject property. The
subject property is 5.5 acres and is described as Section 1, Township 2 South, Range 5 East, Lot
2A in Gallatin County, Montana. A field visit to the subject property was conducted on August 9,
2018.
Historic Land Use
The subject property has historically been used for agriculture for growing hay when the property
to the south was also in agricultural use. The northeast corner of the subject property appeared
to have a manmade drainage running through it. A review of historic aerial imagery obtained from
Google Earth revealed that the subject property has been managed for agriculture from at least
as far back as 1985. The property to the south was developed in 2006, removing much of the hay
field that was historically harvested. The subject property appeared to no longer be used for hay
production since that time, but rather just shredded for maintenance purposes. A review of the
Montana Natural Heritage Program’s statewide land cover data indicates the land use on the
subject property as “Pasture/Hay”.
Current Observed Land-Use
Current observed land-use on the subject property is vacant land that may get shredded/mowed
occasionally for maintenance. The property does not appear to be used for any agricultural
purposes at this time and is overgrown with noxious weeds.
Future Land Use
The City of Bozeman Community Development GIS Viewer depicts the future land use for the
subject property as community business use. Additionally, the map indicates a site plan for Home
2 Suites Hotel has been approved for a portion of the property. A map is included with this memo.
