Shawn Kohtz-SKohtz,a`bozeman.net>. Diane Tol-iurst {dtolhurst@bozeman.net>, Ross Knapper <rknapperAbozeman.net> Greg, I was able to discuss the Cascade Road ROMiucal street connectivity pre-application departure requcs:with Shawn, Based on conversations at the pre-app meeting, it is my understanding that the applicant is requesting a deparure on constructing a future local eastwvst street connection to the Adjacent eastern property(Spring Hill PrnShyterian Church) boundary because of the existing wetland tmrridor as well as not provide an easVwest public street or utility easement that would allow the City to cormec-, a local street n the future. The following comments provide direction in regards to the future. Street netw'orK and requirements for Norton Ranch Phase 6 moving forward. 1. BMC 38.410.040 Blocks-Upon future develop the applicant must construct an appropriate local street grid through the property that r-eets block length requirements upon future development. As presented in the pre-appliwliur: meeting, a ft,hue eastilwest connection was not shryvn As Fart of the future Norton Ranch Phase 6 de,:eleprt)ent and the proposed development does not satisfy block length requirements. 2. BMC 38.400.010 (A) (1)Streets, General-Relation to undeveloped areas. The proposed internal roadway nerti'ork must include a local eastsWest road that extends to the delineated vetiAnd boundary_A public sLtmt and utility e3semenl must also be provided over file--vetlands that would allow for the future extension of a loca!street when the adjacent Church Parcel to the east further develops and will be required to build the local street connection through their property. The local street connection provides the opportunity to continue the east west street grid and a seconder:access via Cottonwood to the development There isn't a local street the entire length of Cottonwood between Durstcn and Babcock, and that is a problIam for access. emergency services, and construction rerouting for the entire area.
