Stiff Professional Building PO Box 1230 Attn: Cody Flammond RE: Urban + Farm Subdivision Phase 1 Traffic Memorandum Bozeman, Gallatin County, Montana Dear Cody: Hyalite Engineers performed a trip generation estimate for the lots included in the PA 17 and PA 26 areas of the Urban + Farm Subdivision. PA 17 and PA 26 will be constructed in phase 1 of this development and include 21 single-family detached housing units and 43 multifamily housing (mid-rise). Enclosed with this memorandum in Appendix A is a set of figures to display the project location and the subdivision layout for PA 17 and PA 26. Below is a list of the figures enclosed: Figure 1: Site Location Figure 2: Subdivision Layout The trip generation analysis was performed using generation rates found in the Trip Generation; 10th Edition published by the Institute of Transportation Engineers (ITE) for estimating average vehicle trip ends based on Land Use Code 210 – Single-Family Detached Housing and Land Use Code 221 – Multifamily Housing (Mid-Rise). PA 17 and PA 26 are projected to generate a total of 444 average weekday trips as well as 32 weekday AM and 40 weekday PM peak hour trips. The results of this analysis are included in Appendix B. Phase 1 of the Urban + Farm Subdivision will have minimal impacts on the transportation system in the area of the development and will not require a traffic study to investigate the impacts. PA 17 and PA 26 will be included in a full traffic study for the entire Urban + Farm Development, which will analyze all of the impacts that traffic from this development will have on the transportation system as a whole.
