The subject property is 43.98 acres in size and is legally described Restricted Lots 1-5 of Phase 1 of Northwest Crossing Subdivision Situated in the NE1/4 of Section 4, Township 2 South, Range 5 East, Principal Meridian, City of Bozeman, in Gallatin County, Montana. A field visit to the subject property was conducted on August 9, 2018 and again in May 2022. Resources The subject property is kept in agricultural hay production. Noxious Weed Management Noxious weeds have actively been treated on the subject property, and a Memorandum of Understanding (MOU) for Final Plan exits between Gallatin County Weed District and NWX, LLC. This MOU was signed on December 28, 2021. Vegetation Map A vegetation map is attached to this memo. Measures to Preserve Trees and Critical Plant Communities. The only critical plant communities in the Northwest Crossing Phase II subdivision are the wetlands along the Baxter Ditch corridor. The 50’ wetland setbacks on both the east and west side of the Baxter Ditch will protect the wetlands in this area. The wetland setbacks can be seen on the preliminary plat.
