The project includes developing two 4-p1ex structures within said lot, which currently has a 1,644 square foot residence, a shed and outbuilding. The 1.04-acre parcel is zoned R-4. Please see the site plan (Sheet Cl.0) for information on the location of the proposed residential buildings, parking, and utilities. Access is south off Durston Road, which has a block frontage of ‘Landscaped’. UDC R-4 zoning allows for four living units per grouping with a maximum width of 120’. This project proposes two four-plex structures with 116’ group width. Maximum building height varies with roof slope. Proposed is a 6/12 pitch and total building height of 36’ (42’ allowed). Table 1 below provides the proposed site data. Table 1 Site data The intent of the design is to provide attractive, medium density residential buildings within the recently annexed lot. The floor plans for each unit are similar to each other. Variations to the plans include ground floor home office/bonus/living space. Each living unit has a two-car garage, covered entry located under second floor cantilevered window bays, second floor living space and third floor sleeping spaces. Decks are provided on both east and west elevations. Proposed materials include prefinished corrugated metal panels, painted metal garage door, natural clear finished wood, painted metal railings, B CONCEPT PLAN NARRATIVE aluminum clad windows and asphalt shingles. Design elements include the following: • screen wall deck structure providing privacy and building mass relief, • cantilevered window bay, • varied deck and deck enclosure volumes, and • roof dormers. The development will be serviced by existing City of Bozeman road, water, and sanitary sewer systems (main extensions required). A looped water main system has been investigated and determined not to be feasible. The adjacent landowners of Lots 3C & lA (Valley Meadows Subd.) to the south of the property have been unwilling agree upon an easement. The easement would have allowed an additional drive approach out to Meriwether Avenue as well as a looped water connection. The project is to be completed in 2 phases as shown on sheets Cl.1-C3.1 All water/sewer mains and services will be completed with Phase 1. Construction is intended to begin soon after permitting, with the final phase being completed in the spring of 2023. No affordable housing is proposed. Sincerely, Mark J.
