We’ve also attached a photo of the Cover Sheet of the Final Approved Site Plan on file at the City of Bozeman – see below. Description of Project The Spanish Peaks tenant improvement project is a renovation of a the existing facility located at 120 N. 19th Ave owned by Bozeman Health. Connections Health Solutions will be partnering with Bozeman Health to provide mental health services as a community need for the Gallatin County. Services will include urgent care patient services as well as overnight / short-term stay for patients in need. The existing facility is zoned B-2 and should be considered Transitional and Emergency Housing per Sec. 38.360.140. The facility will have an occupancy use of Residential – R-4. The construction type will be Type V-B and will be provided with fire sprinklers. The existing building footprint will remain the same size. Modifications to the exterior will include new exterior windows to the overnight rooms, adjustment of a door access on the east side of the facility, a new emergency generator that will be screened, as well as adding fire sprinklers to the facility. The added windows to the south side of the facility will require the stucco expression of the building to be updated to ensure the overall design is harmonious with the existing facility. All other improvements to the facility will be interior renovations and adjustments.
