HomeMy WebLinkAbout010 Application Set & Plat Sheet Requirements1 Application Set 1. Subdivision Review Procedure Intended to be used Subdivision subject to 76-3-616 2. Pre-application Information All information from the pre-application submittal is included with this submittal. 3. Subdivision Information Name and location of subdivision, scale, scale bar, north arrow, date of preparation, lots and blocks, the dimensions and area of each lot are included in the plat sheet sketch map, preliminary plat and preapplication narrative. 4. Subdivision Map Subdivision map is shown on the plat sheet sketch map and preliminary plat drawing. 5. Streets, Roads, and grades All street and road designs are included in the documentation of compliance section. Arnold Street is already constructed and connected to the arterial road of South 19th Avenue. 6. Adjoining Subdivision Adjoining subdivision information is included on the plat sheet sketch map. 7. Adjoining Owners. All adjoining owner information is included on the preliminary plat drawing. 2 8. Perimeter Survey Perimeter boundary information is included on the plat sheet sketch map and preliminary plat drawing. 9. Section Corners Sections corners are included on the plat sheet sketch map and preliminary plat drawing. 10. Phased Improvements Site is currently under construction. No phased infrastructure Improvements to be installed prior to final plat approval. 11. Contours Contours were included in the infrastructure design sheets previously submitted and approved. 12. Waivers Waivers were granted in the preapplication submittal. Those waivers included: 2. Floodplains, 4. Geology Soils Slopes, 5. Vegetation, 6. Wildlife, 7. Agriculture, 8. Agricultural water user facilities, 13. Land use, 16. Lighting Plan, 17. Miscellaneous. Public lands, hazards, wildlands- urban interface, 18. Affordable housing, 19. Adopted growth policy description. 13. DEQ Exemption Request No DEQ exemption request proposed. 14. Sanitation Information. All sewer and water infrastructure were reviewed and approved by the City and the DEQ. The mains have already been installed and completed. As-builts were previously submitted and approved. 3 Plat Sheet Requirements 1. Area Map All of this information is shown on the preliminary plat. 2. Non-compliance with Standards No requested variances. 3. Noticing Materials Noticing materials will be mailed and forwarded when the required documents are forwarded to Madison Engineering 4. Documents and Certificates There are no covenants, restrictions, and articles of incorporation for property owners’ association due to all buildings being apartment buildings. No encroachment permits are requested. Arnold street, Lantern Drive and South 21st Avenue have already been constructed and approved. The roads will be maintained by the City of Bozeman. 5. Street Profile Sheets No street grades are greater than 5%. 6. Application and Fee The preliminary plat application form, signatures of owners of record and review fee is included in this submittal.
