This document is intended to accompany the DEM narrative for the same project. 5. Existing structure was built in 1962. 6. Property record form from the Historic Structures record is attached. 7. Project Narrative a. This proposed project will include demolishing the existing single family house structure, garage, porch, and driveway. Site accessories like fences will be demolished, and current curb cut from Villard will be repaired with new curb, gutter, and boulevard to match adjacent existing conditions. b. The new project will be a Tri-plex, with front doors facing Villard. The garages will be detached and accessed by the alley, with open space yards between the two structures. Second story balcony will be included above the front door facing Villard, and porches will face the back yard off of the first floor. 8. Documentation of existing structure is shown on exhibit sheet AS-101, including plans that indicate the footprint of the building. 9. Exhibit sheet AS-100 shows current photos of the existing structure. 10. Existing plan shown on sheet AS-100. 11. Proposed new plans shown on sheet AS-101. 12. Building Elevations shown on sheet A-201 and A-202. 13. Rendered building elevations shown on sheet A-213 and A-214. 14. Components to be removed are on plan AS-100, and proposed new site plan are on sheet AS-101. 15. A-215 shows the elevation studies and neighborhood context, and how the proposed project will fit within this context. 16. Elevations are intended to illustrate detail of windows and doors, all lighting will be recessed soffit lighting. 18. Plans show new proposed floor plans are shown on sheets A-101 and A-102. 19. Proposed project is (3), 3-bedroom units, which requires 9 parking spaces, per the Bozeman Municipal code. 9 Parking spaces are provided. 20. N/A – project will occur in one phase. No deviations requested.
