Sincerely, Norris Design City Comments:  General Civil Plan The general civil plan and utility plan can be combined as long as the plans are not overly congested. The grading and drainage plan must be its own separate plan sheet. 1. Overall plan with no contours. Sheet must be stamped and signed by a licensed Montana Professional Engineer. RESPONSE: This information was previously included on C1.1: Site Plan-South, C1.2: Site Plan- North, which are included in the re-submitted drawings. 2. Surface retention/detention pond perimeters labeled. RESPONSE: Sheet C0.2 has been updated for leader to adjusted to show correct location of detention pond. All other storm water ponds are proposed to be underground retention/ infiltration systems. 3. Street and site lighting. RESPONSE: A leader has been added to highlight existing street lights on sheet C0.2. Leaders have also been added to highlight existing and proposed street lights on Sheets C1.1 and C1.2. 4. Adjacent streets to a distance of 150 feet, except for sites adjacent to major arterial streets where the distances shall be 200 feet. Include full width of the street with curb, gutter, sidewalk, drive approaches, intersections and street lighting on both sides of the street. RESPONSE: Correct extents of area were shown on initial submittal. Information can be found on sheet C0.2 and is included with the re-submittal. 5. Traffic flow on and off site. RESPONSE: Information and traffic flow arrows can be found on sheets C0.3, C1.1 and C1.2 and is included with the re-submittal. 6. Construction management plan including exterior construction period material staging, spoils location and construction trash enclosure location(s). A trash container type must be provided and detailed (40 yard roll off, fenced enclosure, etc.). If spoils storage is proposed a timeline for removal must be provided. RESPONSE: This information is shown on sheets C0.4-C0.7 and is included again in the re-submitted drawing set. Notes regarding trash enclosure sizes have been added to sheets C0.6 and C0.7. Utility Plan 9. Dimensional mechanical rooms to verify water service lay lengths meet minimum requirements. RESPONSE: Mechanical room dimension details have been added to sheet C1.3. Parkland Requirements 3. A parkland dedication tracking table per Section 38.420.020.A, BMC must be included on the site plan cover sheet. If you have questions on how to fill out this table, contact the Parks Division. RESPONSE: A parkland dedication tracking table has been added to the cover sheet of the MSP, Ph 1 and Ph 2.
