The Trout Meadows Phase 3 development will consist of 60 apartments in four multi-family apartment buildings. Information contained in the Institute of Transportation Engineers (ITE) publication Trip Generation (11th Edition) was used to estimate the following number of average weekday and peak hour trips that will be generated by the proposed development. The original 2006 Cattail Lake Subdivision TIS estimated 178 total AM peak hour trips and 214 total PM peak hour trips for the entire planned 338 unit subdivision (see attached TIS pages). However, the amended plat for the Trout Meadows Phase 3 Lots removed 11 townhome and 10 single family home lots in-lieu of adding 60 apartment units (see attached subdivision unit summary map). Additionally, the TIS used the 7th Edition of the ITE Trip Generation Manual and the 11th Edition is now available with more current data. Therefore, the following updated trip generation estimates have been calculated using the latest ITE Trip Generation Manual and subdivision unit configuration including the Trout Meadows Phase 3 apartments. February 17, 2022 PAGE NO. 2 tdhengineering.com The updated 152 total AM peak hour trips and 194 total PM peak hour trips are less than what was assumed in the 2006 Cattail Lake Subdivision TIS when evaluating impacts to surrounding street infrastructure. Information contained in the Institute of Transportation Engineers (ITE) publication Trip Generation (7th Edition) was used to estimate the number of trips that will be generated by the proposed development. Table 1 shows the results of the trip-generation calculations. The existing volumes at the study intersections are greatly influenced by the surrounding commercial land uses during the PM peak hour; therefore, emphasis was placed on existing peak AM hour volumes. For this traffic analysis it is estimated that approximately 61% of site-generated peak-hour trips will be destined to areas on North 19th Avenue south of the site, approximately 11% will be destined to Belgrade and other points west on East Valley Center Road, approximately 14% will travel to/from North 19th Avenue north of the site, and approximately 10% will be destined to/from the business/office park/commercial areas along Catron Street and within the Cattail Creek adjacent development. The trip distribution pattern for the Crestview at Cattail Lake subdivision site-generated trips established for this study is illustrated in Figure 6. The site-generated trips from Table 1 were distributed to the roadway network in accordance with the trip distribution patterns. This resulted in the AM and PM peak- hour, site-generated trips shown in Figure 7. Total = 178 AM, 214 PM - 11 Attached Townhomes + 24 Apartments - 10 Detached Single Family + 36 Apartments
