Derek and I pulled the lid of the existing manhole yesterday, where we would like to connect. Attached is a photo. Its pretty old, about 12.5’ deep, and appears to have been retrofitted/raised in the past, maybe with the creation of W. Beall. The stub to the property is listed as 6” clay, so would need to be removed. I do not know if the manhole is suitable to core into, for the 8” main extension. If John said you can’t connect to it, I’m not going to say you can. The main extensions look good, as does the general layout. The southern pair of water services needs to be straightened out perpendicular to the main and valves need to be shown in the easement. Just a general rule with water services, there are lots of bends that exist on larger sizes for ductile iron that are easier to find than smaller copper size fittings. It is very easy to find a 90 degree bend for a copper fitting. It is much more difficult to find a 45 degree bend and nearly impossible to find other sizes. It’s also very hard to bend 1.5” and 2” copper and I don’t recommend it. At the end of the water main, you will have to terminate with a hydrant or blow-off. You will need to look at the manhole to make sure it’s suitable to core into if that is your intent. If it’s a stub that you are tying into, you are going to want to make sure it’s in good shape before you tie-in. One set of services per building is correct. Though I’m not sure why you would extend the water service to the east end of the southern building instead of the west. You can do it, it just seems like a waste of resources. This went through Site Plan previously but has been redesigned. Attached is a rough layout. Last time, I believe John said we could not connect to the water/sewer mains south of the property. We would like to confirm that with you. We are planning water and sewer main extensions from Beall, as shown on the attached PDF. It is our understanding that each building will have 1 water, sewer, and fire service. Let me know what you think and if we should set up a meeting to discuss.
