HomeMy WebLinkAbout004 General NotesDIVISION 9 FINISHES GYPSUM BOARD ASSEMBLIES At all interior partitions that are to receive a tile finish, provide glass-mat water resistant backing board and place studs at 16"o.c. max. Use full sheets wherever possible to eliminate joints. Where joints are unavoidable, tape and fill per manufacture’s recommendations. Alternate: Use reinforced cement or fiber-cement board with a waterproof membrane over support framing. UNO, all interior partitions that are not tagged are to be partition type '1'. All partitions designated with 'A' are to recieve 3" accoustical batt insulation in stud cavity Unless noted otherwise, all gypsum board finish in public places are to be Level 4. All gypsum board finishs in BOH rooms/spaces are to be Level 3 At all interior partitions that are to support wall cabinets, vanity cabinets or closet shelving are to have 16"oc. max studs. Provide mold-resistant gyp-bd at all interior bathroom walls that do not receive water resistant backing bd and to the inside face of the cold form framing that make up the exterior wall envolope. Where unit electric panels are located in a 1hr rated wall, wrap (1) layer of 5/8" gyp. bd. around all sides of unit electric panel. All interior partitions are to accomodate structural deflection. Provide deep leg slotted head track and hold gyp. bd. down 1/2" from ceiling as required. Do not fasten gyp. bd. to top runner track. All fire rated gyp. bd. partitions, regardless of type, shall run from top of structural slab/deck to underside of structural slab/deck. Where these rated partitions are incumbered by floor framing assemblies, provide rated gyp. bd. soffit assemblies as required to complete rated assembly. Fire caulk perimeter of all rated assemblies All gyp. bd. framing dimensions are from face of gyp. bd. to face of gyp. bd. and are nominal, unless noted otherwise. The term 'gyp. bd' as used on the A8.01 sheet is generic. Refer to specification book for additional information. Partition type details show general partition profiles and design intent and do not necessarilly show everything indicated in the UL number designation. GC and Subcontractor are to review the UL number and confim and include all components required to achieve UL designation. Fire-Barrier caulk to be off-white. At all conditions where gypsum board assemblies abut dissimilar materials and surfaces, a J-shaped channel/bead shall be provided as the edge finish. At elevator shafts provide cants to eliminate any slab or structural ledges greater than two inches. Gypsum Board Assembly mock-ups; for review and approval by owner, mock-up the typical detail of a gyp. bd. partition coming into contact with the exterior window wall. Also mock-up how the gyp. bd. demising wall meets the ceiling. Provide a (4”d x 34”w x 72”h) stud and gyp. bd. alcove as indicated at all refrig’s. Flush-out above refrig’s to accept wall cabinets above., typ. Provide control joints of type and at intervals per industry standards. Review exact joint location with Architect prior to starting work. DEMISING WALL NOTES When a double stud demising wall occurs, provide min 1”between stud rows. No material shall be allowed in air space. This includes gusseting between studs. Where columns occur in demising walls, a ½”gap is to be provided between face of col and stud. A ¼”min gap must be maintained at perimeter of construction. Gap to be filled with Fire and Acoustic caulks per manufacturer’s standards. These caulks to be installed per to taping and painting. There is to be no contact between any service (electrical, mechanical or plumbing), penetrating the gyp bd and the gyp. bd. A gap shall be maintained and then sealed. Acoustical cavity insulation to be full width of stud. CORRIDOR WALL NOTES Acoustical cavity insulation to be full width of stud. Corridor wall partition to have the (1) layer of gyp. bd. on resilent channel to the corridor side and the (2) layers of gyp. bd. to unit side. PARTITION WALL NOTES, GENERAL In areas of partitions within units, that include any and all plumbing piping, these areas within the partition are to be filled with insulation to the full depth of partition and extend past the piping by the width of the stud. Only the minimum number of screws required by the partition assembly shall be used. All other screws shall be removed. Any gyp. bd. damaged during installation shall be replaced from stud to stud. All back to back electrical boxes, to be separated by min 12”between boxes. Electrical box pads shall be installed behind and wrapped around all electrical boxes within fire rated and acoustically rated partitions. Where a door assembly is provided in an acoustically rated wall, the frame is to be filled with insulation and acoustically sealed on both side of frame. All resilient channels describe within the documents shall be Clark Dietrich, RCSD, no exceptions and be installed per all manufacturer’s specifications and recommendations, at time of submittal. SOUND ISOLATION MEMBRANES At all unit hard floor finishes (stone, ceramic tile, wood flooring, simulated wood flooring and vinyl plank) install a sound isolation membrane between the substrate and floor finish. Total assembly; floor structure, isolation membrane and floor finish, to provide no less than an STC of 62 and IIC of 50 (See A8.01 for requirements if field testing). Basis of design; Keene building products, Quiet Qurl, 55/025 MC MT. STONE KITCHEN COUNTER-TOPS Provide and install 1-1/4"” counter-tops w/ eased edge w/ ½”min. nosing, with under-mount sinks in all residential kitchens. See finish schedule for counter types and details. Provide clear sealant between counter/backsplash and all tile and gyp.bd finishes.Seal all natural stone contertops and backsplashes BATHROOM VANITY COUNTER-TOPS Solid surface material 3/4" thick min, with scheduled sink bowl, with scheduled back-splash at back and (side walls at corner conditions). Bowl is to be set 2" back from front edge of vanity. Vanity top is to over-hang cabinet by 1/2" at front and all visually exposed sides. Seal all natural stone contertops and backsplashes FLOOR FINISHES GENERAL Ceramic and stone tile work; verify all corner, edge, other details and layout with Architect prior to installation. Provide sealant at tile/stone to plumbing fixtures. The color of sealant is to match fixtures, U.N.O. Determine and provide floor leveling compound (latex) or substrate as required to accommodate structural deflection and established industry standards and tolerances for hard-surfaced floor finishes as specified. At unit demising walls, provide acoustical isolation of wood flooring from wall and base. FLOOR / CEILING ASSEMBLIES IN TYPICAL UNITS Provide 5mm resilient matting equal to Ecore QTscu below wood, engineered wood and laminate flooring. Provide 12mm resilient matting equal to Ecore QTscu below tile and stone flooring. Provide carpet with pad in all carpeted areas. Pad to be min 3/16”think. Provide perimeter isolation, min ¼”approved by resilient matting manufacturer, at perimeter of all areas receiving resilient matting. FLOOR FINISH TRANSITIONS Provide black vinyl transitions where carpet terminates at door-way thresholds (incl. Elevator) and other floor finishes per the following; -Carpet to Concrete: carpet reducer -Carpet to tile: alum Joiner strip. -Carpet to Wood or other solid floor finish; wood transition strip -Wood or other solid floor finish to tile; alum transition strip DIVISION 9 FINISHES WALL TILE Provide a brushed alum trim, 'schluter strip' for all wall tile that has an un-finished edge. PAINTING All exposed surfaces not supplied with a factory-applied finish shall be prepared, primed and painted. Confirm any exposed beams, decking, cabinets or wood to be stained and/or clear-sealed prior to ordering. Confirm finish selections and specifications with Architect. Submit color samples and apply sample colors on actual surfaces to be painted for Architect's review prior to ordering material. All paints and solvents to be low VOC. Before beginning, inspect all work to be painted/stained and report to Architect anyconditions that will prevent a quality finish from being produced. Commencing ofwork by the Contractor indicates his acceptance of the surface(s) as appropriate for the specified finish. All spaces and surfaces to be broom clean and dry prior to priming and painting. All woodwork shall be cleaned, sanded and dusted before painting. All woodwork shall be sanded lightly between coats. After priming has dried, apply pigmented white shellac to all knots, pitch and sapwood: putty all nail holes, cracks, open joints and other defects. Tops, bottoms and edges of all doors shall be fully sealed, sanded, and painted. Remove all electric plates, surface hardware, etc., before painting. Protect, and replace when completed. Painting coats as specified are intended to cover surfaces completely; if not, further coats shall be applied. Provide a flat paint finish for all walls and ceiling except provide an egg-shell finish at all bathroom walls and ceilings. Provide a semi-gloss finish at all, painted doors, door/window trim and base-bd trim. ACOUSTIC NOTES, GENERAL Speakers, when mounted to structure shall be installed with vibration isolators DIVISION 10 SPECIALTIES FIRE-PROTECTION SPECIALITIES Provide and install fire extinguishers to comply with NFPA-10 requirements. Review with Architect all proposed locations. U.N.O. Provide two fire extinguishers with semi-recessed cabinets pre floor, mount at 36" aff to bottom of cabinet. In back of house areas provide extinguishers with wall brackets. MAIL EQUIPMENT At the residential and commercial entries multi-occupant mail-boxes shall be provided. Type, size, finish and location as indicated. Mail box numbering to be top to bottom, left to right. The numbering system to be the same as the numbering system on the residential unit doors. Numbering to be engraved on front of boxes. TOILET & CLOSET ACCESSORIES Provide and install all toilet and closet accessories unless indicated otherwise. Provide blocking for anchorage. See Schedule for type, finish and mounting heights. Provide shower rod at all Type 'A' bathrooms and at all tubs. Provide (safety glass) glass shower doors and side panels at all showers. Doors to swing in both direction. Provide 4" St. Stl wire pull, on outside of door only, mount 40" aff. Mirrors at bathrooms to be adhered to wall surface and set on bottom angle. Mirrors to be frameless, polished edged, angle: satin chrome or stainless steel. SHELVING Provide '2' wire coated metal shelves (12" deep) with support brackets with metal hanging rods at each bedroom closet for entire length of wall/closet. See mounting diagram in Typ Mounting Height sheet. Provide '1' wire coated shelf 12" deep at all unit entry closets, mount at 66" aff. for entire length of wall/closet. Provide 5 each of the same shelves 16" deep at all indicated bathroom linen closets and kitchen pantry closets. Start first shelf at 30"aff, and the next shelf at 15" above each. Provide '1' coated wire metal shelf 12" deep with (4) mop holders at each mop sink. Mount 66" aff. SIGNAGE See sheet A9.05 for signage schedule. Provide and install, non-electric signage per the Signage Schedule. Signage to will comply with ANSI A117.1. Locations of signs to be on wall adjacent to latch side of door, U.N.O. on interior elevations. Mounting height to be 60" aff. to center of sign. Provide both text and international symbols. All signs, (except interior stair signs) to be 3/8" thick, P95 acrilic with second surface painted P-1. Graphics are tactile, painted pantone, Warm Gray 9, with Raster Braille. All interior stair signs to be 1/8" thick. All graphics to be surface silk screened Pantone Warm Gray 9. VHB tape used as mounting method. DIVISION 11 EQUIPMENT BUILDING ACCESS CONTROL, INTERCOM Provide a building entry Intercom system at front entry. See drawings for exact location. Provide, the ButterflyMX touch- screen system brushed stainless steel, with video, voice and access control. System to interface with residential phone system. Include with this system or provide separately a push-button (ADA access) at front entry to achieve the ADA 5lb force Requirement. Provide a means for delivey drop-off access control either through the same call-up box or separate delivery call-up box. ROLLER SHADES Provide manual roller shades within all units, at all glass exterior fenestration, and in all amenity, office, and lobby spaces. Basis of design; Mecho shade w/ 5P bracket. Provide black-out shades in all bedrooms and 3% everywhere else. Fabric and finish selected from manuf. standards. APPLIANCES See Appliance Schedule and Project Manual for appliances. Provide and coordinate all MEP requirements for each appliance. Provide a 16"W x 8"T stamped mechanical grill above the door at all W/D closets. DIVISION 12 FURNISHINGS KITCHEN AND BATHROOM CASEWORK Kitchen and bath cabinetry indicated on drawings shows design intent only. Final configuration and layout, including construction tolerance (fill panels, etc.), shall be the responsibility of the contractor, including coordination with counter-tops, appliances and MEP. Cabinets are full-flush over-lay cabinets with max 1/8" reveal between all finish panels. Provide all doors/draws with self-soft-closing hardware, including neoprene bumpers. Provide drawers with full extension glides. UNO, Provide brushed nickle 6" pulls selected from manufacturer's standard at all doors and drawers. Cabinet face finish to be textured melamine finish, from manufacture's standard selection. All visually exposed kitchen and vanity cabinet sides and backs, to be finished to match cabinet fronts. Cabinet interior and drawer interior finish to be off-white melamine, selected from manuf's standard finishes. Kitchen base cabinets to be 24" deep including door/draw. Kitchen wall-hung cabinets to be 12" deep (clear inside dim) plus door. Top and bottom panel of each wall cabinet to be flush with side and back panels, to allow continuous,uninterupted run of bottom and or top cabinet lighting. Microwave to be flush/aligned with bottom of wall cabinet, provide fill panels at each end and blocking as required. Bathroom vanity cabinet to be 22" deep including door/draw. Final dimensions and layout for all kitchens shall be contingent upon submittal andapproval of kitchen cabinet shop drawings including the approved appliances. VANITY COUNTERTOPS UNO, provide 3/4" solid surface vanity contertops with sink bowl with 2" back-splash. Vanity counter-top to over-hang cabinet and door a min. of 1/2" on all sides not against a wall. Sink size is to be as scheduled and be 2" off front edge. Vanity counter top subcontractor to review and approve dimensions of vanity cabinet shop drawings DIVISION 13 SPECIAL CONSTRUCTION FIRE SUPPRESSION SPRINKLERS Building to be equipped throughout with an automatic fire suppression system. Provide, as a design-build scope to comply with the requirements of the applicable codes and ordinances. System to include but not limited to: required alarm/detection system, determination and coordination of additional or separate water and power. Location, type and finish of heads to be reviewed and approved by the Architect prior to installation. All sprinkler heads to be sidewall mounted, satin chrome finish, UNO. Coordinate all sprinkler and stand-pipe risers located in stair-wells to clear of all required Areas Of Rescue (AOR) assistance and paths of egress, including valves, hoses, etc. The AOR is indicated on the drawings as a 30"x48" area show in egress stairs and other places designated for the handicap, in cases of emergency. Coordinate requirements and location for all exterior Siamese and test heads and valves. Location, type and finish to be reviewed and approved by the Architect prior to installation. All exposed finishes to be satin stainless steel. Coordinate requirements and location for all alarms and bells. Location, type and finish to be reviewed and approved by the Architect prior to installation. DIVISION 14 CONVEYING SYSTEMS ELEVATORS The elevators are a design-build system or a delegated design system. Elevator contractor is responsible for final design, including all code compliance. Contractor to provide a load/travel time analysis report to confirm elevator design meets building program/function requirements. Elevator contractor to provide and coordinate as required any and all misc. structural steel supports for elevator equipment, rails,divider beams, hoistway beams, door sills etc. This includes structural steel shop drawings and calcs by a PE, licensed in the state the project is being built in. Elevator supplier to provide reactions at pit, machine room and hoistway for structural review and accommodation. Provide and coordinate all ventilation and electrical requirements for the elevator shaft, car and elevator machine room. Provide and coordinate plumbing for sump pump. By providing a bid, contractor states that they have reviewed all dimensions on both Architectural and Structural drawings, for pit, shaft, door and over-ride and confirmed they are sized correctly. By providing a bid, General Contractor states that all misc. steel and the design of that misc. steel is included in their bid. Basis of design; ThyssenKrupp, Hydraulic 3500 lb. with a travel speed of 125 fpm-up and 150 fpm-down, standard 8'-0" cab. Elevator has Access Control FOB system to allow access to any floor. Elevator to be equiped with Firemans control key. Elevator doors to be 'B'-label, 1-1/2hr rated. Elevator cab dimensions to meet compliance with ICC/ANSIA-117.1, 407.4.1 UNO, Interior cab finishes to be P.lam panels, color/finish, selected from P.Lam manufacturer's (not elevator's manuf) standard finish package options. Door/frame finish; 1st floor -brushed stainless steel, typical floor -to be custom paint color finish, to match Architect sample. . Cab ceiling system selected from elevator manuf. standard. Elevator manufacturer to confirm ventilation requirements at the time of pricing-including cars, hoistways, and equipment rooms. If required, elevator manufacturer to provide requirements to design team in writing for additional engineering and coordination. DIVISION 15 MECHANICAL GENERAL HVAC and plumbing contractors to provide a complete operating plumbing system. Contractors are to verify existing conditions and requirements for sewer and water with local authority and natural gas with utility. Sub-contractor to include all labor, material, fees etc required to provide a complete operating system with all required inspections. Contractor will provide all licensing, bonding, etc and assist the Owner as required for the securing of all required permits, etc. Contractor to thoroughly clean all portions of their work, remove all debris and leave installation in perfect condition ready for use. Seal and flash around all plumbing, electrical and other penetrations into thebuilding envelope. All MEP contractors shall coordinate with the other MEPs for accommodation of plumbing, HVAC and electrical requirements. Coordination drawings, showing all MEPs, shall be required with dimensioned structural openings and penetrations shown. HVAC Contractor to provide all necessary mechanical roof supports curbs, pads, rails etc., properly flashed according to the intended roofing system. All furnaces, condensers, fans or other noise-producing equipment, installed inside or on the building structure, shall be mounted and insolated to minimize sound and vibrations transmission. Provide ribbed neoprene pads, sound isolators, spring hangers and/or equivalent vibration reducing devices to isolate equipment from structure shall be selected and installed by the contractor as a design-build responsibility. Condenser refrigerant piping in the structure shall be installed so as not to touch structure, framing or wall surfaces. Install foam rubber cushions at penetrations to separate piping from structure. All exposed ductwork to be free of labels, stickers and construction marks and writing. Exposed or roof-mounted duct work shall be lined with insulation on the inside surfaces, oversized accordingly, and shall be water-proofed per specifications approved by Architect. Insulation lining must be approved by the building department and shall meet or exceed NFPA standards. All return plenum ducts to be acoustically lined. All diffusers and registers shall be manually adjustable, with double deflection and opposed blade dampers, unless noted otherwise. Verify selection and finish with Architect. Unless noted otherwise, finish to be: • Floor diffusers to be satin clear aluminum. • Gypsum board ceiling and walls to be white. All supply and return registers or diffusers shall be selected for a noise level not to exceed 20 n.c. Review register and diffuser heights and locations prior to installation of rough duct work with Architect. Ducts shall be constructed, installed and insulated according to the latest edition of the applicable codes. All parts of the duct system shall be tightly sealed with mastic or tape. Thermostats to be white or brushed metal finish. Height to be 46”a.f.f. to centerline unless noted otherwise. Final location to be reviewed with and approved by Architect. Provide a 16" W x 8H stamped mechanical grill above the door and or on adjacent wall of all W/D closets. VIF with Architect, final location. Provide an access panel for dryer clean-out as required at the bottom of each dryer ducting, and on the lowest most typical residential floor. Locate it 8'-0" min aff. and as required for proper manitenance access. PLUMBING All continuously circulating domestic heating or hot water piping shall be insulated as required by the plumbing division. Copper lines shall have isolation couplings where connecting to existing galvanized iron or steel pipe which cannot be changed to copper. No water or waste lines/piping are to run through switch-gears rooms and or electrical closets. Re-route all such lines/piping as required. Provide freeze-proof hose bibs at all exterior locations. Provide hose-bibs as required for all landscape ares so that no landscape area is greator than 100ft from any hose bib. All plumbing fixture trim finish to be either brushed nickel or bruched chrome. Provide Guy-Gray box connection with ¼”water at each refrigerator. NATURAL GAS Provide and coordinate all required gas supply, meters and piping. Coordinate with the Gas Utility. Each residential and commercial unit and house to be metered separately, unless noted otherwise. Provide gas connection for all stoves, fireplaces, individual furnaces and water heaters. Coordinate location and appearance of meter, regulator, piping etc with Architect prior to construction. Verify the height and location of all fireplace valves prior to installation. Coordinate with finishes and clearances. Review with Architect prior to installation. Strap all fire place gas lines in place and pressure test for leaks, including section of lines from key valves to log lighters, and repair any leaks prior to enclosing walls. Gas line holes through fireboxes should be grouted solid to prevent pipe movement and to close any air leakage. DIVISION 16 ELECTRICAL SERVICE Electrical sub-contractor to provide a complete operating electrical system.Contractor to verify existing conditions and requirements for electric, telephone and cable service with local utilities. Sub-contractor to include all labor, material, fees etc required to provide a complete operating system with all required inspections. Contractor will provide all licensing, bonding, etc and assist the Owner as required for the securing of all required permits, etc. General Contractor shall confirm arrangements for temporary power and telephone service with Owner prior to contract. Contractor shall contact the local authorities and power utility, and determine the requirement for on site emergency power and shall include if determined to be required in the scope of work. Unless noted otherwise, all conduits shall be concealed in structure, plenum spaces or underground. Do not run exposed conduit across any finished area ceilings. When pouring elevated slabs, conduit and outlet boxes are to be poured into the slab. If this is a precast and topping slab project, run conduit in topping slab and core down thru precast for conduit and boxes. Any exceptions are to be reviewed with and confirmed in writing to the Architect. Contractor to verify that any existing service, meter, main, panel, conduits and wiring to remain are adequate. Advise Owner prior to finalizing contract of any changes required. If required, Contractor shall provide additional panel, capacity, breakers, circuits, etc., as required for new electrical loads, and shall verify location and scope of new or expanded service with the Owner and Architect. Contractor shall confirm all electrical loads and requirements for existing and new appliances, heating and air conditioning systems and other electrical equipment and fixtures prior to finalizing contract. Contractor to provide minimal lighting required for all means of egress. Contractor is to provide smoke and carbon monoxide detectors per code and as indicated on plan. Wall mount all detectors within 10”of ceiling. Wherever possible locate detectors above door head, see RCP plans and electrical drawings for additional information. Final location to be reviewed and approved by Architect. All required audio and visual alarms are to be wall mounted at a height to comply with IBC and ICC/ANSI 117.1 requirements and the Architect’s review and approval. All VAC conduits and J-boxes shall be provided in all bathrooms, bedrooms and living/dining areas Pre-rough walk-thru; Contractor to rough-in boxes and housings per plans for all outlets, switches, fixtures, telephone, T.V., etc. Owner/Architect to walk-thru to confirm final locations and layout. Minor adjustments to locations are included in scope. Contractor to verify clearances for all recessed fixtures and advise Architect of any conflicts prior to ordering. Lighting Confirm fixture trim selection, diffuser and finish options with Architect prior to ordering. All recessed fixture trims shall be gasketed and tight fitting to prevent light leaks. Lighting color temperture for all light bulbs to be 3500 Kelvin U.N.O. Dimmers, switches, outlets, other electrical devices and cover plates shall be the following finish unless indicated otherwise. Confirm with Architect prior to rough. LIGHTING CONTROL SCHEME/PROGRAM General All lighting controls will be in a central location. All Amenity space lighting are to be dimmable. All other rooms not identified below, have standard controls. 1st Floor Public Spaces -All 1st floor entry lighting to have photo-cell control only. This Lighting is to be full-on unless daylighting falls below 20 footcandles. Photocell will dim lighting to achieve 20FC or full brightness on. -Utility and Support Spaces to have wall vacancy switch(manual on/automatic timed shut off after 10 minutes of vacancy). Typical floor -All egress stairs and Corridor; light levels dimmed to min. lighting requirements for emergency egress (1FC), with occupancy sensors to bring lighting to full brightness on sensing of occupancy. lighting level to be maintained at full brightness until 5 minutes after sensing vacancy) 3rd & 4th Floor Amenity Areas -All light on Amenity deck to be dimmable and have timer/photo-cell. -Building B Amenity rooms to be dimmable, and have wall vacancy switch(manual on/automatic timed shut off after 10 minutes of vacancy). -Amenity Deck Restrooms to have wall vacancy switch(manual on/automatic timed shut off after 5 minutes of vacancy). Exit Signs; Type 1; Cooper lighting, Edge-glo, LED, recessed mounted at all public lobbies, amenity spaces and typical floor corridors. Type 2; Cooper lighting, Edge-glo, LED, Surface mounted, all other places.
