HomeMy WebLinkAbout003 General NotesThe word "Contractor" means the General Contractor and, where applicable by trade, Subcontractor. All construction and details shall be completed in full compliance with applicable local codes and requirements, including accessibility and energy requirements. Contractor to review and comply with all of the requirements as described in the Code Summary and Permit Notes. Contractor shall verify all work, dimensions and details and report any discrepancies to the Owner and Architect prior to commencing work. During construction, the Owner and Architect are to be advised regarding any discrepancies in measurement, dimension, location or detail prior to the contractor proceeding with that portion of the work. Written dimensions shall prevail over scaled dimensions on drawings. In no event is a dimension to be scaled off the drawings. Contractor shall consult representatives of local utilities, including gas, water, power, sewer, telephone and TV where applicable, concerning locations and availability of utilities prior to commencing work or connecting utilities, and shall be responsible for any damage to existing utility lines. Details are intended to show profile, finish and performance. Minor modifications may be required to accommodate actual field conditions, manufacturer’s specific requirements or methods, and shall be included within the scope of the work. Any modifications required are to be reviewed and approved with the Architect prior to construction. All products included in this project are to be per Manuf., to date, written specifications and commendations. The spec book and drawings are complimentary, one does not supersede the other. Contractor shall provide proper ventilation, clearances and fire protection for all fireplaces, ovens, hot water heaters, furnaces, vents and flues as required by these documents, the manufacturer’s written requirements and all applicable codes. Within the scope of each mechanical contract, (i.e. Fire Protection, Plumbing, HVAC, Electric), all partitions, plenums, ducts, risers, ceilings, etc shall be reviewed and coordinated for accommodation of all conduit, piping, ducts, fixtures, devices, etc. Review to include dimensional requirements, clearances,access requirements, fire rating, etc. prior to construction. MEP&PF COODINATION DRAWINGS Provide MEP&FP composite Coordination drawings, showing the composite design of all mechanical trades per floor and their coordination with the Architecture. These are to be submitted during the shop drawing process for approval.From these MEP coordination drawings, the GC and subcontractors are to provide a MEP/strcutural floor assembly penatration/coordination drawing or floor slab coring or sleeving drawing to be over-laid on the structural PT-slab/ precast/ or joist framing plans to confirm MEP floor/slab penatration are coodinated with the structural system. This drawing is to be submitted for approval. Minimum Design Wind Pressures for Component Cadding: 200 feet or less Other than corner-25lbs/sf. corner-30lbs/sf. 300 feet or less Other than corner-27lbs/sf corner-32lbs/sf 400 feet or less Other than corner-32lbs/sf corner-38lbs/sf LEED and USGBC If the project is going for LEED Certified: See Owner’s LEED consultant documentation for additional information/clarification and is included as part of this project by reference. GC is required to meet the goals set in the LEED worksheet. GC is to submit all required LEED documentation demonstrating compliance as required by USGBC and Owner’s LEED consultant. DIVISION 1 GENERAL CONDITIONS DEMOLITION All demolition work shall be completed in full compliance with all applicable local, state and federal codes. The owner assumes no responsibility for actual condition of items or structures to be demolished. The structure(s) to be demolished shall be vacated and discontinued from use prior to start of work. It is the general intent of this demolition to result in a space that is ready in all respects for new construction. Provide protective measures as required to provide free and safe passage of owner and general public to and from the site and building. Provide temporary barricades and other forms of protection as required to protect the owner and general public from injury due to selective demolition. Provide temporary barricades and other forms of protection as necessary or required by local code to protect trees and landscaping from damage. Provide interior and exterior shoring, bracing, or support to prevent movement, settlement, or collapse of structure or element to be demolished, and adjacent facilities or work to remain. Cease operations and notify owner and architect immediately if safety of structure appears to be endangered. Take precautions to support structure until determination is made for continuing operations. Provide temporary weather protection to insure that no water infiltration or damage occurs to the structure or interior areas exposed during demolition. Coordinate with the owner (appropriate utility company) the necessary shut-off of any utility services required during the execution of work. Contractor shall provide dust protection to areas of the building unaffected by work. All means of protection are to be reviewed with the owner and architect prior to start of work. Contractor must exercise care to avoid damaging portions of the building to remain; protect areas or elements as needed. contractor shall be responsible for protecting existing flooring to remain for the duration of construction with suitable coverings to prevent damage. Remove all existing light fixtures, outlets, switches and conduit as applicable to new portions of work or as noted on the drawings. Remove all wiring back to the main panel. Remove and cap existing plumbing piping back to the nearest riser or as required in preparation for new construction. Remove existing mechanical ductwork and registers as applicable to new portions of work or as noted on the drawings. Temporarily cap existing ductwork that could provide a conduit for dust into areas of the building unaffected by work. Where ductwork, piping and conduits, that are to be removed, penetrate walls and floor/ceiling assemblies, that are to remain, the walls and floor/ceiling assembiles are to be filled-in (patched) with similar adjacent materials and are to have the same fire and accoustical ratings as the in-place work. All underground utilities to be removed are to be backfilled as approved by the owner. In accordance with the earthwork specifications, all private utilities (electrical, cable, telephone, fiber optic, gas) shall be removed and relocated per the utility owner and the local municipality requirements. Contractor is to notify owner and architect of any hazardous materials discovered on the property. The contractor is to take all appropriate actions to abate the hazardous material in accordance with local, state and federal laws. All debris and products of demolition shall be removed from the building in a timely manner and legally disposed of. Conduct selective demolition operations and debris removal in a manner to ensure minimum interference with roads, sidewalks, and other adjacent buildings. All existing buildings, foundations, utilities, and landscaping and otherimprovements on adjacent properties shall be protected at all times during demolition and construction work. The contractor is responsible to provide and install any materials, equipment, and/or manpower necessary to accomplish this. The owner shall be provided with copies of all demolition permits and utility information prior to the commencement of the work. POT-HOLE SITE Pot-hole site as required to determine if any below surface obstructions exist where new structures are intended to be installed ENVIRONMENTAL Any and all asbestos to be removed or encapsulated shall be in compliance with all governmental regulations. See Phase I and Phase II reports provided by Owner (if applicable) LAYOUT & CONTROL Prior to forming and pouring concrete, Contractor shall stake out all foundations and perimeter wall lines as shown on plans for Architect's review, including existing and new structures, property line locations and elevations. Verify setbacks and clearances required by zoning and code ordinances. DIVISION 2 SITE WORK EARTHWORK Contractor shall notify Architect and Owner of any unstable or questionable soil or geological conditions encountered during excavation. Contractor shall provide positive drainage of all finished grade surfaces, including sidewalks, drives, parking areas, etc., away from the structure(s) unless indicated otherwise. All areas affected by construction are to be properly drained, with no standing water. Contractor shall remove all excavated or excess soil, debris and materials not required for construction. Confirm any items to remain with Architect and Owner prior to start of construction. DIVISION 2 SITE WORK REINFORCED CONCRETE STRUCTURE All reinforced concrete structures are to conform to the requirements of the Standard Building Code in regard to structural fire- protection. See Permit and Structural notes for additional information. See Code Summary and Permit Notes for rating requirements and Structural drawings for additional information. CONCRETE CURBS UNO, At all storefront and landscape concrete curbs, provide epoxy coated #4 U-bars @12" o.c. at ea. face and imbed into FND, 18". Provide epoxy #4 R-bars @ 8" o.c. On all above grade floor slabs, at all busduct slab penetrations, provide a 4"x4" concrete curb (water-stop) w/ (1) #4 R-bar round slab opening. Provide a line of sealant between curb and slab. CONCRETE SLABS Under all slab-on-grade, provide a high tensile, polyethylene vapor barrier/retarder, 15 mil. to meet or exceed ASTM E.1745. Tape all seams and penetrations with a compatible tape per the mfr’s recommendations. Protect integrity of barrier with protection board or other means. All interior exposed concrete slabs are to have a hard trowel finish with anti-dusting sealer. All sloped, parking, balcony and exterior slabs are to have a light-broom finish with sealer. Provide a 3/4" quarter-round, recessed drip-edge at the bottom side of each exposed concrete protruded balcony slab, 4" back from balcony slab-edge. Housekeeping pads; Provide house-keeping pads for all floor mounted mechanical and electrical equipment located at grade or below grade levels. Pads to be minimum 4 inches thick and 6 inches wider and longer than equipment. Verify and coordinate with respective MEP trades. ARCHITECTURAL CONCRETE All concrete to be exposed shall be protected and maintained free of construction marks, soiling, damage, etc. Quality of concrete finish; i.e. smoothness, color, consistency, form-work pour marks, joints, fills and repairs, are to be reviewed with the Architect and Owner prior to commencing work DIVISION 3 CONCRETE SUBSTRATE Surfaces should be structurally sound and free of coatings, loose debris and other bond-impeding substances. Max. variation from plane, ¼ in. in 10 ft (6 mm in 3.05 m) Max. deflection of L/360 for wall stud framing WATER-RESISTIVE BARRIER For exterior applications over stud-framed assemblies, install two layers or one layer with a drainage mat Flashing and Weeps For exterior applications, install corrosion-resistant flashing, integrated with the water-resistive barrier at through-wall penetrations, substrate transitions and terminations of adhered veneer Install weep screed or flashing of corrosion-resistant material at base of adhered veneer, with vertical leg or attachment flange extending at least 3½ in. (89 mm) vertically THIN BRICK Use brick complying with ASTM C1088, with Type and Grade as appropriate for project requirements Mortar and Adhesive Use ASTM C270, Type S, mortar applied to a thickness of ⅜to 1¼ in. (10 to 32 mm) or one of the following with a minimum shear strength between the thin brick and substrate of 50 psi (345 kPa): ASTM C270, Type S, mortar modified with latex or other suitable polymers. Modified mortar complying with ANSI A118.4, LatexPortland Cement Mortar. Non-sagging adhesive compatible with masonry and substrate surfaces MOVEMENT JOINTS Extend movement joints through thickness of entire veneer assembly, for full length or height of veneer, including parapets •Space no more than 18 ft (5.5 m) o.c. in either direction •Max. area between movement joints should not exceed 144 sq ft (13.4 m²) or length-to-height or height-to-length ratio of 2½ to 1 •Align veneer movement joints directly over substrate movement joints •For proprietary modular and prefabricated panels, follow manufacturer’s instructions •See Technical Note 18A for recommended placement of additional movement joints INSTALLATION METHODS -Thick Set: •Attach reinforcing lath or mesh to substrate andapply scratch coat of mortar or modified mortar in one or two layers to a nominal thickness of ½ to¾ in. (12 to 19 mm) •To scratch coat, apply bond coat of mortar ormodified mortar to nominal thickness of ⅛in.(3.2 mm), and groove with notched trowel -Thin Set: •Use cement backer board with treated joints as substrate for exterior applications over wood or steel studs •Apply bond coat of modified mortar to a nominal thickness of ⅛in. (3.2 mm) or nonsagging adhesive in accordance with adhesivemanufacturer’s instructions THIN BRICK PLACEMENT •Use either of the following: -Completely cover back of thin brick when using mortar or modified mortar or, when using adhesive, follow manufacturer’s instructions or apply 1 in. diameter (quarter-sized) dabs at each end -Firmly press or tap thin brick into mortar or adhesive while maintaining joint width and coursing MORTAR/GROUT JOINTS •Force mortar to fill joints as thin brick are placed or fill joints using a grout bag, mortar gun or other mortar delivery device •When thumbprint hard, tool with concave, vee or grapevine profile jointer DIVISION 4 MASONRY LINTELS Provide steel lintels at all masonry wall openings including but not limited to; doors, windows and lover openings. Provide thru- wall flashing with end-dambs and weeps as req'd at all lintels. HOISTWAY AND DIVIDER BEAMS Provide hoistway and divider beams as required by elevator manufacture. Provide any and all miscellaneous steel, as required to support hoistway beams, divider beams and elevator rails. STEEL FRAMING Verify and coordinate all beam penetrations required to accommodate mechanical ductwork, plumbing, fire protection, etc. FLOOR/CEILING JOIST SYSTEMS AND ASSEMBLIES Design intent is to provide additional joist as required to allow all rated gyp.bd. partitions to run un-incumbered from structural slab/deck to structural slab/deck. FIRE PROOFING OF STRUCTURAL STEEL If structural steel is to be fire-proofed by cementitious spray, provide steel un-painted. If steel is to be fire-proofed by wrapping in gyp-bd, provide steel factory primed. COLD FORM FRAMING Exterior framed walls and elements that are part of the building envolope that are to be cold-formed framing and considered a deligated design package. Provide shop drawings and calculations signed and sealed by a PE licensed in the state the project is located, as part of submittal package. Architect's drawings indicated profile only. Sizing and spacing are the responsiblilty of the deligated design subcontractor. LADDERS Provide and install steel access ladders for elevator pit and roof access. STAIRS Egress stairs are a deligated design package. Fabricator to design/draw a complete stair system including landings and required supports. Coordinate required embeds and inserts with structural system. Provide shop drawings and calculations sign and sealed by a PE licensed in the state the project is located. Architect's drawings show profile only. STAIR RAILINGS All horizontal rails and guards are 42”high above walking surface, unless indicated otherwise. No gap between any railing component to permit passage of a 4”sphere All stair handrails shall be 32”high from tread nosing and return to wall. At exterior balconies, adjust the height of the vertical supports to compensate for balcony slope to provide a plumb and level railing system. GUARD RAILS At all exterior perimeter, slab edges and ramps in garage facilities, design and install guardrails to accommodate automobile impact requirements. See permit notes for additional requirements. CORNER GUARDS Provide and cast/anchor steel corner guards at all concrete and masonry wall corners exposed to vehicular or service traffic. Guards to be minimum, 4ft tall and 4”x4”x 3/8”with concrete hooks or masonry anchors as required. BOLLARDS Provide and install bollards where indicated. Bollards to be minimum 6 inch diameter, hard-wall steel pipe, painted, securely anchored and filled solid with concrete. BALCONY RAILING SYSTEMS Mount railing system as required to be plumb, true and square. Set railing base plate in sealant/mastic and or provide a line of sealant around base plate perimeter. Cover all exposed base plate fasteners with sealant. GALVANIC ACTION Provide galvanic or bituminous insulation as approved by Architect between all dissimilar metals. DIVISION 5 METALS FRAMING The indication of framing in the documents is diagrammatic only. Final framing design, i.e. method, configuration, sizing, structural compliance etc., is the responsibility of the contractor. Framing shall comply with the profile and performance indicated and shall coordinate with all other trades and requirements. Contractor shall coordinate framing with proposed locations of electrical, mechanical and plumbing work so as to avoid conflicts with proposed equipment,fixture or diffuser locations. Contractor to coordinate tub and shower clear and rough dimensions with framing layout and partition fire ratings. Coordinate and provide framing for all deck mounted tubs per the Plumbing Fixture Schedule including all required access panels. Provide framed openings for medicine cabinets during rough framing, confirming size, location and heights of openings with Architect prior to construction. Provide adequate blocking as required for all closet shelving, hand-rails, door stops, millwork, casework and vanity cabinets, toilet paper holders, towel bars, grab bars and other specialty items. Coordinate framing to provide 4inch deep alcove behind refrigerators at all residential kitchens. The 4" deep Alcove behind refrigerator is to stop where upper wall cabinets begin. Reinforce as required, all half-height partitions to make them self-supporting. All wood framing and blocking with exterior exposure or within exterior enclosure systems shall be pressure treated lumber. This PT lumber is to be isolated asrequired from glavinazed studs so as to not allow the chemicals in the PT to corrode the CFF. DIVISION 6 WOODS & PLASTICS DAMPPROOFING & WATERPROOFING Provide composite sheet waterproofing with protection bd. at all elevator pit walls and under slabs. Provide waterproof membrane on the insides (walls and floor) of detention tank. Provide exterior damp-proofing at all other below-grade areas unless noted otherwise. If building has a basement, provide composite sheet waterproofing with protection bd with 2" of polystyrene insulation board at all sides and below slab. Provide a water-stop at the intersections of all basement walls/footings/basement slabs. TRAFFIC COATING At all vehicular ramp, circulation and parking areas with non-garage conditioned finished spaces below, provide and install a traffic coating/membrane, Traffic coating to extend up adjacent wall 12 in. Provide garage floor sealer everywhere traffic coating is not. BALCONY AND TERRACE COATINGS AND SYSTEMS All concrete balconies and terraces, with no interior space below, provide a pedestrian traffic coating on top side of balcony only. No coating on sides and bottom. All concrete balconies and terraces, with interior finished space below, shall have a roof membrane with paver system unless indicated otherwise. INSULATION-THERMAL Provide insulation at all exterior enclosure systems as indicated here, or unless indicated otherwise. Provide for a continuous, un-intrrupted line of insulation from wall to roofing system. Where batt insuation is indicated in an exterior envolope condition (CI), provide mineral wool insulation, Owens Corning, Thermafiber RainBarrier HD, high density, R-4.3/inch. Where batt is called out in stud cavity, provide Rockwool Cavityrock, semi rigid. Fill all cavities and voids as rquired to insure a continuious, un-interrupted line of insulation. Fill void or gap between window/door assembly and exterior wall envolope. Fill void or gap between ducting, piping, structure, etc penetrations of exterior envolope. Provide type of insulation as indicated and or as required to achieve the thermal performance within the dimensional limitations. Building to pass Energy Model performance test or Insulation R-values to meet or exceed the following; -Roof R-30ci -Walls, above grade R-13+R-7.5ci or R-20+R-3.8ci -Walls, below grade r-7.5ci -Slab-on-Grade Floors R-20 for 48" below DIVISION 7 THERMAL & MOISTURE PROTECTION ACOUSTICS Provide insulation with acoustical properties indicated on the partition schedule, at all of the following conditions; • Unit to unit demising partitions. Unit to corridor demising partitions. • At Elevator shafts, stair-way shaft walls • At trash chute shafts walls. Partition tags indicated with a 'A' next to the number are to include accoustic insulation in the asembly. The assembly and insulation are to go from structural slab/deck to structural slab/deck. Soffit around any and all floor/ceiling joists as required. Provide acoustical sealant at the perimeter of all 'A' tagged walls. Provide IIC 50 min, or 45 IIC field tested, typical at all floor/ceiling assemblies. Submit for approval the tested product Data/assembly or submit field tested documentation demonstrating compliance. Proivde 6" accoustical batt insulation blankets laid accross and within the top floor ceiling cavity, directly under MUA unit and cooling tower equipment. The required area is the plan dimension of the equipment plus 10ft in all directions. WATER RESISTIVE BARRIER (WRB) Basis of design; Dow Corning, DefendAir 200 Silicone, liquid applied air and weather barrier. The WRB is to be vapor permeable and continious across entire exterior wall enclousure. All penetrations of the exterior envelope for doors, windows, ducting, piping and structural, etc. are to have the head, jamb and sill (opening/penetration perimeter) reinforced per WRB manufacturer's typical detailing. The head-jamb corner and the jamb-sill corner is to be additionally reinforced per manufacture's specifications and recommendations. Do not lap roof membrane over WRB. Provide instead a continuous compression/termination plate where WRB meets roof membrane. Seal each membrane to the compression plate with compatable sealant. If a silicone (UV resistant) WRB is not provided, provide a second layer of WRB ( 6" wide) at rainscreen joints. The color of the barrier is to be gray and is to have no writing and logos on it. Provide in-field mock-up. RAINSCREENS Rainscrreens are a deligated design assembly. This includes the exposed weather panel, the girt system, trim and fasteners. When indicated on these drawings a rainscreen is either a Back-Ventilated Drained Cavity assembly or a Presure-Equalized assembly. The assembly is to follow all manufacture's specifications and recomendations. Provide a two-way protected aluminum (dark bronze finish) grit system as required and determined by the cladding manufacture and based on the envelope sub-stright. Provide dark bronze alum trim/closure angles and copings (1/8" thickness min.) at all window/door head-jamb and sills, at all building corners, and transitions to adjacent envelope finish assemblies. Provide shop drawings, calculations (signed & sealed) and a mock-upof entire rainscreen assembly from cladding to envelope substraight. Provide in-field mock- up. FLASHING Provide flashing and counter-flashing at all exterior openings, penetrations and material changes, including but not limited to: door and window heads and sills, roof penetrations, cavity wall base, shelf angles, copings. Window and door sill flashing to include end-damb and back-damp flashing.Type of flashing as indicated or as required for compatibility and performance. Set all flashing in a bed of manuf. approved mastic or sealant. Provide in-field mock-up. Through wall flashing Basis of Design; York, 304, Multi-Flash Stainless Steel, Fabric Flashing with sealant and termination bar. All flashing laps to be a Pittsburgh lap. All roof, parapet, chimney and other flashings shall be installed so that they are water-tight. Notify Architect of any points where water or moisture may penetrate for additional water protective measures. Roof penetrations: flues, trash chute, HVAC line sets, etc., shall be flashed and counter-flashed with storm rings or boots and sealed. COPINGS AND DRAINS Sheet metal pre-engineered parapet coping caps shall be installed with no exposed fasteners, to be continuous, with flat seams, and shall be installed to be sloped to the roof. Sheet metal gauge shall be sufficient to withstand denting or bending as determined by the contractor. Material and finished per Architect’s sample. All scuppers, gutters, downspouts, leader boxes or other sheet metal work shall be properly flashed and shall have welded or sealed waterproof joints. All bends, seams, splices or other connections shall be straight, smooth and continuous without dimples or dents. Sheet metal gauge shall be sufficient to withstand denting or bending as determined by the contractor. Material, profile (ogee profile is prohibited) and finish per Architect. ROOFING All roofing assemblies are deligated-design assemblies. Roofing contractor/manufacturer is responsible for final selection of membrane, insulation, sloping, adhearing/fastening, flashing and counter flashing, crickets, cant strips etc, as required to meet warranty. The assembly shall be Class-A. Membrane roofing assembly; 60 mil. white PVC or EPDM over protection bd. over tapered insulation, or other system reviewed and approved by Architect. Where a vegatative roof system is provided, the membrane shall be 80mill thick. Where a roof photovoltaic panel system is indicated on the drawings, provide a second 60mil roof ware layer. Garden Roof Assembly, basis of design; Hydrotech. Follow all manufacturer's recomendations and specifications. Provide a root barrier at all elevated roof deck planters where trees are to be planted. All built-up roof areas shall have min. 1/4" per foot pitch to drains or per manufacture’s specification. Final roof slopes and outlet heights, drains, downspouts, etc are to be confirmed by the Roofing contractor and reviewed with the Architect prior to start of work. Unless noted otherwise, all roof area drains shall be large low profile cast irongeneral purpose drains with removable perforated domes to protect against clogging, and shall be installed with the recommended flashing. Use side outlet type where ceiling clearance requires. Provide roof manufacture’s recommended walk-way protection pad/board system to provide maintenance access from the roof access to all roof-top equipment and parapet or roof edge condition. Review type and layout with Architect. ROOFING ACCESSORIES Where a roof hatch is indicated on plans, provide as minimum 27"x54" alum Bilco NB-50-TB, roof hatch, thermally broken, with access ladder with 3" insulated roof curb. Access ladder to have 9-1/2" riser and 5" tread. FIRE PROTECTION Verify and provide all required structural framing fire protection as indicated. Structural fire protection may include, but is not limited to; concrete, masonry, sprayed-on fire-protection, gypsum drywall and plaster systems. See drawings and specifications for additional information. Review with Architect prior to commencing. FIRE PROOFING OF STRUCTURAL STEEL If structural steel is to be fire-proofed by cementisious spray, provide steel un-painted. If steel is to be fire-proofed by wrapping in gyp-bd, provide steel factory primed. Provide Fire Protection to the required ratings for all metal fasteners, brackets, straps, and supports integral to or in support of the structural system. Fire caulk to be an off-white color, submit color for approval, red is not acceptable PENETRATION FIRESTOPPING At all penetrations of rated through-wall/partition assemblies and rated floor/ceiling assemblies, provide firestopping of a type that meets the penatrated rating requirement and in compliance with all applicable codes and standards. Vertical shafts containing pipes or ducts and with openings of less than 9 square feet at floor slab, shall be filled at each and every floor penetration with a non-combustible system to prevent the passage of fire. SEALANTS General Contractor to provide/submit a sealent schedule from the sealent manufacture, demonstraiting the compatibility of each sealent and substrate condition. All sealants to be low VOC. There shall be two lines of sealant with B-rod (two lines of defense) at all exterior wall window/door penetrations. The exterior line of sealant is the primary water barrier. The interior line of sealant is the primary Air Barrier. Provide PVC tube weeps, 3ft o.c. max, along window/door sill. Provide sealant and backer rod as required, of a type compatible with the adjoining substrate surfaces, at all of the following conditions unless indicated otherwise. -Penetration of any exterior surface or assembly. -Penetration to and at the perimter of any rated partition, such that the fire rating will be continuous from wall-to-wall and from floor-to-ceiling. Sealant to be rated in compliance with the applicable assembly. -Penetration to and at the perimeter of any acoustically rated partition and or floor/ceiling system, such that the acoustical rating will be continuous from wall-to-wall and from floor-to-ceiling. -Break in a material or change of a material at any exterior surface. -Provide a line of sealant at Busduct slab penetration, between concrete curb and slab. DIVISION 7 THERMAL & MOISTURE PROTECTION WINDOWS & EXTERIOR DOORS All windows and doors, shall include all required fire-treated blocking, receptors, panning, etc. required to provide a complete weather-tight installation, this includes two lines of sealant with backer-rod. Provide min. '2' weeps per window and or 3ft oc. Final method and details to be reviewed and approved by the Architect. All required design criteria and testing applies to the entire system not just the individual components. Provide shop drawings and calculations signed and sealed by a PE in the state the project is located in. All functional and visual elements of the window wall system, including but not limited to: windows, doors, slab-edge covers, corner and demising tubes, etc shall be contracted as a single source of responsibility. Vinyl Windows to be thermally-broken, with a whole system U-value of .43. All visible window/door hardware finish to be a brushed black metal finish. Vent windows to include 4" limit-arm hardware, with hand-crank and insect screens. Unit terrace door hardware to be lockable (Thumb-turn) from the inside but not lockable from outside. Amenity space terrace doors, to be lockable (by key) from the inside and not lockable from the outside. All terrace doors to include limit-arm stop with closer hardware at door header, that will limit door to a 90 deg. opening. Slab-edge cover splice joint to be butt tight (1/16"max) with weather-tight, drainable, weepable, splice plate behind. Provide in-field mock-up for water hose test. Provide powder coat finish as follows; exterior window-wall, to meet AAMA 2605, interior window-wall to meet AAMA 2603, storefront to meet AMMA 2604 All storefront alum doors to be narrow style at head and jamb with a 10" bottom rail. All vent windows in the 2% Type-A units are required to open with a 5lb force per ICC/ANSI A117.1-2009, Chapter 309. DOORS All doors in the path of egress shall be opened from the inside without the use of a key or any special knowledge. Door dimensions are nominal, except Type-A unit door dimensions are actual and must provide 32" clear opening when door is opened at 90 degrees. Provide sealant at junction of all door frames to walls/partitions. All hollow metal fire rated door frames are required to be rated for the hourly wall rating indicated on plan. Provide power assist at main building entry door as required to meet all accessability requirements. Doors labeled as 'AC' (access control) are to be secured by electronic strike (or similar) Bi-fold doors to be Landquest Bi-fold doors with min. 6" pulls with a satin nickel finish. Mount pulls at 40"aff, and per manufacturer's recommendation of 1/3 width of door from hinge edge, on the glide panel. ACCESS PANELS Provide access panels at all locations indicated on the documents and all those determined by the MEP & FP consultant/contractor to be required. Access panel type to provide finish compatible with the adjacent surface. For access panels in gyp.bd. assemblies, provide Access Panel Solutions Inc, Bauco-Plus II. Accesspanels in public corridors and residential units to be frameless and inset with adjacent finish material. Access panels are not allowed in the lobby ceiling without review and approval of the Architect. In rated assemblies, panel to be fire rated as required by the applicable code. Contractor to review access panel finish(es) and location(s) with Architect prior to start of construction. The sizing of access panels is to be determined by the equipment being accessed. GLAZING Drawings indicate height and width of all glass panels. Thickness indicated on drawings are for profile purposes only. The design/engineering of all the glass is adeligated design. Insulated glazing units Basis of Design; U.O.N. SolarBan 60 -clear+clear; - .43 U-value, with super warm spacers - .40 SHGC - VL 70 Safety glazing shall be provided for the following conditions; -All glazed egress doors. -All sidelights within 24 inches of a door and less than 60 inches above the walking surface. -All fixed and sliding panels in sliding door units. -All glazed shower and tub enclosures. -All windows less than 60inches above a standing surface within a shower or tub. -All glazing that is; greater than 9 square feet in exposed area and the bottom edge is less than 18 inches above the floor and the top edge is not greater than 36 inches above the floor and one or more walking surfaces are within 36 inches horizontally. -Review project code for additional requirements . HARDWARE See permit notes for additional hardware notes. All work shall conform to all applicable codes, ordinances, regulations, ect.; including but not limited to local, state, and federal requirements All surface mounted closers to be on interior room side. U.N.O. Supplier to verify size and number of hinges for each door. Subcontractor is responsible for confirming pivot door hardware is properly sized for size and weight of door. All exterior door hardware to have a US 32D finish. All interior door hardware to have US 26D finish. Mounting ht for typical door handle to be 40" aff. Eye viewer at typical unit entry door to be mounted at 60" aff. At Type-A units, mount additional eye viewer at 48" aff. with a 180 deg range of view. All required fire rated doors to include closer. Door handles to mechanical and equipment rooms to have textured handle a detectable warning. Contractor shall include installation of all finish hardware and accessories, including but not limited to cabinet pulls, knobs, door stops, grab bars, towel bars, toilet paper holders, closet hardware and other miscellaneous items, including items to be supplied by owner. HARDWARE KEYING SCHEDULE The following are conventions for the development of a keying schedule to be developed by the hardware supplier, submitted to the Owner and Architect for review and approval. • Base Building Grand Master- Operates all locksets with the exception of individual Residential unit entries and public utility vaults. • For the use of Building Management.Residential Unit Master-Operates individual unit entry and postal box, all exterior building entries. • For the use of each Unit Owner.
