See attached. We propose to change the primary siding on the front facades to the board-and batten on some of the units. Please let us know if this is acceptable of is you have any questions. The townhouse and rowhouse dwelling section regarding repetition with variety allows the applicant to choose one of the listed design guidelines or use “other design treatments that add variety or provide special visual interest.” In lieu of making one of the larger changes such as changes to roofline, unit articulation, or reversing elevations, it was discussed in our phone conversation that the applicant could combine two or more of the more subtle changes to differentiate the units from each other and add variety for both the three attached and four attached buildings. Regarding your below proposal there is a path forward with the colors, but not the window variation. The window variation was found to be too understated to make an impact on the perceived variety. However, regarding the color option and using the precedent you provided staff has the following suggestions: 4 - Like the example below the color is carried through two floors of each unit, continuing the color theme up to the second or third floor with the addition of a colored panel would make the design stronger for the purposes of providing visual interest and variety. - Like the example below the colors are not in the same color family, they use green, blue, red, etc. Colors that are distinct, but complementary helps add to the purposes of providing variety. Instead of yellow, darker yellow, orange and red. - In order to distinguish between the buildings, adding different colors to every other building or between the two building types would help strengthen this argument. - Like the example below, adding another point of variety will make the proposal stronger, like the changes between balcony railing types on every other unit. 5 6 Please let me know if you have any further questions. After discussion with the owner we propose to use a combination of varied window patterns and colors at the entries (2 methods per your recommendation). Proposed elevations are attached. This may increase the cost of utility construction yet, allow your design to be used. To move forward with this plan the gas and electric meters on Buildings B & E will need to be installed on the south side of the buildings to line up across from the meters on Buildings C & F. I have attached a drawing representing what we are proposing. I know you have been working with Kory Graham, the NorthWestern Energy project engineer for this project. Please continue to work further with Kory on this development project and any questions you may have. Thank you. Thomas, Quick question on the following planning comment that affects you: This is where they are in the site plan: 3 4 We are hoping you would be amenable to us keeping these walls. They are not structural walls and instead are an accent of the front yard fence. They will have shallow foundations (no more than 12” below grade). In our minds this is no more impactful than a fence with buried posts… Would you be amenable to these in the easement as long as we keep the foundations shallow? Happy to discuss further if needed.
