Engineering Comments
Transportation
1. BMC 38.400.080. The sidewalk needs to be installed per the standard street section, where
possible. The pedestrian crossing on the proposed access of Fowler needs to be located at
the ROW and cross at the intersection. One possible alignment for the sidewalk is shown
in red below.
The site plan has been revised to show this sidewalk alignment.
Wastewater
2. Engineering recommends the sewer service line tie into the existing sewer manhole on
Fowler.

Water
3. DSSP V.D. The water main in Technology Boulevard W must be extended to the edge of
the western roadway boundary.

4. The applicant is advised to review the attached water line lay lengths exhibits to ensure
the mechanical rooms are large enough to install the water service per the City standard.
Understood. The water line lay lengths as well as mechanical room size are shown in
the utility plan.
Easements
5. 38.410.060 Easements. A 10 foot utility easement will be required for the electrical line
from Technology Boulevard West to a new transformer. Coordinate with Northwestern
Energy on transformer location (at least 10 feet from the building).

6. A public access easement is required for the proposed sidewalk outside the right-of-way
on the west side of Fowler Ave.
