HomeMy WebLinkAboutProject Narrative 217 LindleyProject Narrative Scott and Kristi Jackson Residence 217 Lindley Place, Bozeman, MT This project at 217 Lindley Place is primarily an interior remodel, with the addition of a 2-car detached garage. The garage access will be from the back alley. The home is a craftsman bungalow design featuring a prominent front porch that covers the entryway. The historical inventory states “the historic integrity of this property has been retained due to the survival of original design and materials and continuity of use, setting and location.” Close inspection shows the exterior elements of the home (windows, siding, and the front porch) are in very poor shape due to lack of maintenance and foundation settling. The property zoning is R2. The existing home is two bedrooms and one bath on the first floor, and two bedrooms and a bathroom in the basement. This basement has a small kitchen and is currently a separate rental unit. The use as a 2-unit rental has contributed to this home’s deterioration. The remodeling project will return the building to a three bedroom, two bath single family residence. The exterior work will retain the current craftsman architectural character of the home, but with a change in color palette, siding, and windows. The proposed detached 832 square foot 2-car garage will reflect this same craftsman style and color theme. The current clapboard wood siding is a poor patchwork and will be replaced with Hardie plank horizontal of close to the same profile / exposure dimension, within 1”. The current shingles on the gable ends will be duplicated in size and layout. Most of the remodel occurs within the existing footprint. We are enclosing the existing basement exterior stairwell access. This adds 117 sf to the existing footprint. We are adding a covered rear entry porch and deck on the southwest corner of the home. The interior remodeling on both floors will entail moving walls and reconfiguring or replacing windows with a style that performs to modern energy efficiency standards while closely replicating the existing style. The streetscape study for this project verifies that the design elements characterizing our project are consistent in scale and style with the residential architecture found in the existing, new, and recently remodeled homes within this historic southside neighborhood. 03/22/22 21478 Lindley Pl.
